When it is very cold outside, all of the heat in the pool dissipates faster, making the generator work even harder to get the pool/spa up to temperature, so the generator won’t turn on for safety purposes. Properties managed by owner, cannot be held responsible for weather conditions affecting the efficiency or operation of any pool heaters. No rebate can be approved based on circumstances beyond the Property Owners .

Pool Area and Children. Children must at all times be supervised by parents or other responsible adults when using the swimming pool. All persons use the pool and surrounding area entirely at their own risk. Pool patio areas and tiling inside the home can be very slippery when wet. Diving is not permitted. Quiet Time. Please note quiet time around pool area is 10:00 p.m. to 8:00 a.m. unless otherwise indicated at the home or Sub-Division.


Trash days are on Monday mornings and recycling Days are on Friday Mornings, as a guest, it would be much appreciated and helpful if you are visiting during these days, if you would bring the trash and recycling out to the edge of the curb in front of the home. This way the garbage is emptied for our next guests. If this is done, it will not guarantee that the can will be empty, however it will help in making them become less filled. Think of it as a pay forward courtesy. Thank you in advance for your understanding and assistance with your participation in keeping a clean environment Damages/Repairs:
Tenant will pay for any repairs required to the unit, its appliances or furnishings of plumbing, electrical, sewage, or air conditioning systems, equipped as a result of abuse, misuse, accidental or intentional act of tenant, but excluding normal wear and tear. Tenant agrees to gain advance approval from landlord, or its agent, prior to authorizing any repairs, purchase or work to be performed on the unit or its system. This is a private residence and the tenant will be responsible to treat the premises as its own and make sure that the AC does not freeze, which can happen, when the AC is running constantly and doors and windows are open or when AC is turned down below 60 degrees.

Valid Reservation of a Vacation Home between Homeowners (hereinafter called the Owners) and the person making the reservation (hereinafter called the Guest) is valid after (a) the terms and conditions/booking confirmation has been sent out; and (b) Any guest who confirms a reservation at our listing will be responsible for damages. No charges or authorizations will makes a claim within 48 hours after check out.

Payment in full is required at the time the reservation is made. Receiving this Reservation Confirmation indicates the Guest accepts the terms and conditions for rental of vacation home and warrants that he/she is authorized to agree to abide by them on behalf of all other persons named on the registration form including those substituted or added to the reservation at a later date. The Guest may not sub-let or assign the property or share with other than the persons included in the agreement with the Owners. Additionally, acceptance of these terms and conditions authorizes Owners to charge Balance Due (including any additional requests by the guest); and to charge any additional amounts for gross miss-use of the property.


You must notify Owners of any damage or theft to the unit during your occupancy. Owners is not responsible and or cannot be held liable for any lost and or left behind personal items.

Cancellations. We recognize the strict cancellation policy that Airbnb provides.

Rental Period commences after 4:00 -8:00 p.m. local time on the day of check in and the property must be vacated before 10:00 a.m. on the checkout day as stated on the Reservation / Confirmation form. Any late check outs may be subject to a $35 per hour fee.

Persons / Children under the Age of 25 years are not acceptable unless accompanied by parents or a responsible adult.


Use of the Accommodation and Amenities is entirely at the user`s risk, and no responsibility can be accepted by the owners of the property or the Managers for injury, or for loss or damage to the user, visitors or their belongings, however caused. Baggage and personal belongings are at the Guest`s risk at all times, and no responsibility can be accepted for loss or damage to any vehicle or its contents.

The Guest is Responsible for the Property. These properties are privately owned and the Guest is expected to take reasonable care of it. All damages and breakage`s are the legal responsibilities of the Guest and their cost shall be paid on demand. Kool Aid (as well as other colored punches and grape juices) are not permitted inside the home. These beverages cause stains that are unable to be removed from carpets and upholstery. A $250 fee will be charged if stains are found as a result of your stay, caused by the above items.

The Guest is also responsible for occupying the home in a quiet and dignified manner. Any maintenance or repair of the premises, equipment amenities or fixtures required due to misuse will be charged to the Guest. Owners cannot under any circumstance be held responsible or liable for any accidents or injuries to guests however incurred or for loss of money, jewelry or valuables of any kind. Barbeque/Grills - it is the duty of the customer to clean any barbeque / grill provided after they have used it. A charge of $35 will be made against the Security Deposit in the event the barbeque/grill is left unclean.

End of Stay Cleaning - a house cleaning is included in the cost of your stay. If our housekeeper should need to spend more time cleaning the property after your stay than the normal time allotted by the Owner you will be charged accordingly, so please leave the house in a reasonable condition.

Service Calls to the Home - Our office is open from 9:00 a.m. until 4:00 p.m., Monday - Friday. Non-emergency service or maintenance calls to come out to the property outside of these hours will incur a $50 charge.

As the owners reserves the right to refuse service to anyone it considers an undesirable guest.

Each Unit Has a Maximum Occupancy Level: if the home is equipped The Guest undertakes not to exceed these maximums and understands that any violation of the limit will be cause for immediate eviction. Occupancy is defined as any overnight guest in or at the house`s premises.
The Houses Are Privately Owned Homes and are decorated according to the owners` tastes and preferences. The Managers cannot be held responsible for providing additional furnishings or equipment not presently available in the unit. Should the Guest consider that there is any reason for complaint while staying in the property; the Guest must contact the Managers.

In the Unlikely Event of Equipment Malfunction, the Managers will strive to reduce the Guest`s inconvenience by expediting any necessary repairs to the home`s appliances and fixtures. However, no rebate can be approved based on circumstances beyond the Managers control.
Should the Home Become Unavailable due to circumstances beyond the Managers control, the Manager reserves the right to substitute the reserved home with a comparable accommodation. In very rare Instances, circumstances may dictate that the Managers must cancel the contract prior to the guest taking occupancy of the property. The Managers reserve this right of cancellation and will refund all monies received from the Guest in this circumstance. The Managers or the Owners of the Home Will Not Be Liable for any loss or delay to or cancellation of the Guest`s vacation plans due to industrial disputes, riots, threat of hostilities, political unrest, natural disasters, aircraft grounding, closure of airports or ports, weather conditions or any circumstances beyond their control.

This Contract is subject to and shall be construed in accordance with the laws of Florida and the parties hereby submit to the exclusive jurisdiction of the United States Courts System.

**Check out time is before 10.00 a.m. no exceptions.
**Pool/Spa heat upgrade is optional (Not recommended/required from May-Sept, however we do recommend getting it from October through April, if you plan to use the pool/spa). If requested, it’s an additional $45 per night,(3-night minimum). This means if your stay is for only one or two nights, the fee will be an additional $90.
**BBQ Grill is optional - Rental pricing is 10.00 per stay
The BBQ & Pool/Spa heat fee will be collected through the resolution center or through the special offer option if needed. Any questions feel free to contact us.

6. Garbage collection fee will be taken from security deposit if not taken to curb on select recycle and standard non recycling days posted on Sunday night and Thursday night.

7. Pets are permitted only with prior approval and the Pet Addendum must be complete.

8. Parking:
Vehicles are to be parked in designated parking areas only. Parking on the road is permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
9. Housekeeping:
There is no daily housekeeping service. We offer cleaning service at request – payable in cash by tenant after service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.

10. Pool:
Please BEWARE pool patio and pool floor may be slipperty when wet. We are not responsible or liable. So please be careful!

La Casa en Excelente Estado. JEAN Y HENRY todo el tiempo Atentos y respondían a mi llamado. Tiene muy buena ubicación cerca de Disney World. Definitivamente Volvería a adquirir un espacio en Tan bella Casa.

On the plus side, Jean's house is a generously sized 2 floor property which was great value. It's location really cuts down the time you need to spend driving around. Local amenities are good (nearby Publix supermarkets) and the street is quiet and residential as opposed to touristy. The pool is on the large size. Jean was great with communication and we had no hitches. There are 3 bedrooms on the top floor and one bedroom on the ground floor. There is also a garage with pool and air hockey tables and a few extra beds. The furniture is dated and a bit of a mixpot. The kitchen facilities were basic and the crockery/ glasses were limited. As others have said, there are no consumables provided. All in all, recommended if you have a group of around 8 or 9 and want to be close to Magic Kingdom but not in a swarming resort/ gated community!

Our stay was comfortable and enjoyable.. Ms Jean communicated with me very well from the beginning up to the end of our stay.. We were greeted by Ms Jean upon our arrival.. The property was well kept and fully equipped for our family of 12.. Ms Jean gave us a complete tour of her home..
