Enter your private door to the king studio w/bath; or head up spiral stairs to the duplex's living room, kitchen, additional queen bedroom, and an additional bath/shower.
Your 16 x 20 studio-bedroom has a spiral staircase leading up to the main level of the duplex (where you can enjoy living room with TV, fully-equipped kitchen, and utilize the additional bathroom with tub/shower. The queen bedroom upstairs is available if you require additional sleeping arrangements. Your own "loft" style 16x20 downstairs studio offers a huge king-sized tester bed, sitting area with granite table (for dining or use as a desk!) and its own half bath (toilet and sink).
The space is ideal for two couples, but can also accommodate 2 extra people on an aerobed or on the living room sleeper sofa. In addition to the lower-level king studio, there is an upstairs queen bedroom and sleeper sofa or aerobed in the living room, allowing the apartment to accommodate up to 6 people if needed.
There are two faux-fireplaces in both the living room and lower-level bedroom; you are welcome to light candles in the fireplaces for ambient flickering "fire." There are flat-screen TVs above each fireplace (one upstairs, one downstairs); the lower-level TV is equipped with full cable, and the upstairs Living Room TV is equipped with streaming capabilities (Netflix and other subscription channels) for program viewing.
There is a full bathroom upstairs (toilet, sink, tub/shower) and a half-bathroom downstairs (toilet/sink) so that guests downstairs do not need to climb the spiral staircase to use the bathroom! The bathrooms are small, but freshly painted and renovated with marble floors and new fixtures.
The kitchen is a classic small NYC galley-style kitchen, but is well equipped with four-burner gas stove, sink, and apartment-sized refrigerator with freezer. Microwave, toaster oven, coffee maker, and all dishes, pots, pans, glassware, silverware, etc. that you would need for light meals are all provided.

Guests will have access to all space listed: downstairs studio, upstairs queen bedroom, living room, 1.5 bathrooms, and kitchen. My own space is connected, but has its own separate entrance so we only interact if you want to. The two bedrooms and all space described in this 2-floor apartment is yours to enjoy, with all the convenience of knowing I'm around if needed, or enjoying your total privacy if that is your preference.

This is my HOME, not a primary rental property or "hotel" style space. This is NOT an illegal Airbnb listing since I'm on premises. Clothes are in closets and drawers, toiletries in medicine cabinet, food in the pantry. Please bring your GUEST mentality and not a renter mentality, and respect the hosts' personal belongings and treat the furnishings with care.
Guests staying a week or longer can have laundry privileges ($2.50 per load, machines in the building). Guests are provided with "get started" essentials upon check-in (e.g., two rolls of toilet paper per bathroom, paper towels, napkins, tin foil, etc.) but all guests must purchase their own consumable and paper items if those provisions run out during their stay. Coffee, tea, sugar, creamer, salt and pepper are always in the kitchen for you to use and enjoy.
In addition to respecting hosts' personal items and furnishings, guests are expected to respect the QUIET ENJOYMENT of all neighbors in the apartment building. NO SMOKING inside or outside if the building (please walk down the street to smoke; do not smoke on stoop, steps, or anywhere within 20 feet of the building). No loud or unnecessary noise, especially after 10pm (no loud TV, stereo, shouting or laughing, partying, etc.). NO DRUGS on the premises at all, no vaporizers, weed, underage drinking, guns, or any illegal activity. No unauthorized parties or guests, ever.
