Situated on the top floor of a 1900 Victorian house, this sophisticated apartment boasts soaring ten foot ceilings, refinished and stained fir floors, beautiful original windows and an updated bathroom and kitchen. The comfortable space has a covered front porch with Adirondack chairs for enjoying the beautiful sunsets, and a fully stocked kitchen with quartz counters and state of the art stainless appliances which makes creating a meal easy. The two bedrooms each have a queen sized bed, and the couch in the living room pulls out to provide an additional full size bed.

Rules and Regulations:
1. No pets
2. No smoking
3. Maximum occupancy not to exceed six people
4. Please be courteous to the family living in the lower apartment by keeping noise to a reasonable level.
5. Renter must be at least 21 years of age.
Terms of Agreement: By booking this unit the renter acknowledges consent of the following and agrees to the sum paid upon booking through AirBNB for the use of the aforementioned unit, owner's personal property on the premises, utilities.
Occupancy: By booking through AirBNB the renter certifies they are at least 21 years of age, and that the premises are for sole use of the renter and a maximum of five additional guests or licensees. Over-occupancy of the premises will result in automatic forfeiture of the security deposit. Failure to vacate the unit by 11:00am on the date noted above will result in automatic forfeiture of the security deposit and the renter will incur charges equal to double the average per day rate of $139 prorated until vacancy is delivered.
Cancellation Policy: Cleaning fees are always refunded if the guest did not check in. The Airbnb service fee is non-refundable. If there is a complaint from either party, notice must be given to Airbnb within 24 hours of check-in. Airbnb will mediate when necessary, and has the final say in all disputes. A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel. Cancellation policies may be superseded by the Guest Refund Policy, safety cancellations, or extenuating circumstances. Please review these exceptions.Applicable taxes will be retained and remitted.
Security Deposit: The security deposit will be transferred to and held by Airbnb, no interest will be paid on the security deposit. All or any portion of the security deposit may be used as reasonably necessary to: cure renter's default in payment of rent; repair damage including damage caused by renter or by a guest or licensee of the renter, replace stolen personal property; provide extraordinary cleaning services such as carpet steam cleaning, painting, etc. Any evidence of pets or smoking on the premises will result in the forfeiture of the security deposit to the owner. Within ten days after the renter vacates the premises the owner shall refund the deposit in full, or provide the renter in writing with an itemized statement indicating the amount of any security deposit retained, the basis for its disposition and supporting documentation as required by Washington State Civil Code and return any remaining portion to the renter.
Renter Acknowledgement: As required by Washington state civil code the renter acknowledges the owner is a licensed real estate agent in the state of Washington.
Parking: Street parking is permitted in front of the property
Storage: Renter's personal property may be stored in the unit only. The renter shall not store any improperly packaged food or perishable goods, flammable materials, explosives hazardous waste or other inherently dangerous or illegal substances.
Condition of the Premises: If the renter notices damage or missing personal property upon entry to the unit, the renter will immediately contact the owner and provide a list of damages or missing personal property. The renter will be charged for repair or replacement as a result of failing to report aforementioned damage or stolen property in a timely manner. If damage occurs to the premises or personal property during the term of this agreement, the renter is obliged to immediately inform the owner of said damage or loss
Rules and Regulations: By booking for the use of the property the renter acknowledges receipt and understanding of the attached rules regarding the use of the unit and facilities, and in addition to any renter guests or licensees, agrees to comply by those rules at all times during the terms of this agreement. The renter, guests or licensees of the renter shall not disturb, annoy, endanger or interfere with other occupants of the building or neighbors, or use the premises for any unlawful purposes including but not limited to using, manufacturing, selling, storing, or transporting illicit drugs or other contraband, or violate any law or ordinance or commit a waste or nuisance on or about the premises.
Entry: The renter shall make the premises available to the owner or owner's representative for the purpose of entering to make necessary or agreed repairs.
Insurance: The renter, guest's, or licensee's personal property and vehicles are not insured by the owner, manager against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others. The renter is advised to carry insurance to protect themselves from any such loss or damage.
Mediation: Consistent with paragraphs below, the renter and owner agree to mediate any dispute or claim arising between them out of this agreement, or any resulting transaction, before resorting to court action. Mediation fees, if any, shall be divided equally among the parties involved. If, for any dispute or claim to which this paragraph applies, any party commences an action without first attempting to resolve the matter through mediation or refuses to mediate after a request has been made, then that party shall not be entitled to recover attorney fees, even if they would otherwise be available to that party in any such action.
The following matters are excluded from mediation: an unlawful detainer action; the filing or enforcement of a mechanic's lien and any matter with the jurisdiction of a probate, small claims or bankruptcy court. The filing of a court action to enable the recording of a notice of pending action, for order of attachment, receivership, injunction, or other provisional remedies, shall not constitute a waiver of the mediation provision.
In any action or proceeding arising out of this agreement, the prevailing party between owner and renter shall be entitled to reasonable attorney fees and costs, except as provided in the above paragraph.
