Combine a peaceful location, with modern facilities, infinity pool and a simply stunning view, and suddenly you find yourselves in rather more than a Tuscan villa. We liked it so much that we turned it into a home to share with like-minded guests.
Astride a turn in the hillside, known as A Capo, lay a farm with exceptional views (incl. Leaning Tower of Pisa, 12 miles south) and two buildings.

A new owner has returned some 1000 olive trees to production and (using the Ferrari construction company and international realtors Knight Frank) restored one villa (280 sq m), sparing no expense to use traditional terracotta and chestnut materials.
The result meets all requirements of today's market:

- 4 lavishly appointed double/twin bedrooms (all en-suite); can sleep 4 more (basic accommodation in full-size bunk beds);

10 mins to shops + all major Tuscan culture within 2hrs. Quiet and very private.
Please note that the accommodation for more than 8 people is in the form of bunk beds and a sofa bed. The bunk bedrooms have no windows and one is closed off by a curtain rather than a door. These rooms are serviced by an additional shower room, which effectively may be used en-suite with the curtained bedroom. Used this way, this area benefits from a window. Although suitable for adults, the bunk beds are normally used by kids, and, if preferred in summer, the dining room may instead be used as a dormitory.

IMPORTANT NOTE: APRIL - MAY 2017
We are upgrading the track for the last 150m to the house during April and May 2017. For this reason, we have reduced our prices by approx 50% from those previously advertised. Guests will need to park their cars below these 'roadworks' (which will not be noisy) and walk to the villa.

These give our guests a lot of information about our properties, which we have gone to great lengths to compile. Understanding this information can make a difference to the success of your stay, and also being sure that our property is the one most suitable (or not) for your stay. We give you the opportunity to withdraw, should, having read this lengthy material, you decide that our property is not suitable for your requirements. This material includes a requirement for host and guest to agree on reviews in advance of publication. This is made to ensure that the reviews are factually correct, which is in the best interests of both guests and host. Smoking is permitted outside, and in the dry season only immediately around the house.
Self-catering, but guests are invited to order in-villa traditional Tuscan home-cooked meals from us by separate arrangement.
Guests have full use of all of the villa bar the owner's private (the villa's 2nd small) kitchen - the villa's spacious main kitchen is all that you will need, anyway.
The property extends to 25 acres, so there is plenty of room for guests to find their own space to relax either in the sun or under the olive trees in the garden or olive groves.
Please note that the AirBnB system doesn't properly show our pricing structure. We also charge for electricity incurred in addition to a 'fair use' allowance of €100 per week (pro rata). If you use the air-conditioning (which most people don't) you will most probably exceed the allowance. If there is an excess, it will be deducted from your security deposit. Guests may ask to read meters with us, in the absence of which our staff's readings will be final.
We also charge for other extras, if requested, such as in villa catering, details of which we will supply to you after you have confirmed your reservation. There are also charges for additional linen and towels, and if additional work is required of our staff during your stay.

You, and not our staff, are responsible for the removal of all rubbish from the property during and at the end of your stay; if you fail to do this, we will charge you for this at the rate of €20 per trip to the local rubbish disposal facility.
Making a booking with us also confirms that you accept and agree to comply with our Standard Terms & Conditions, to which you will be given access upon confirmation of your booking. If you are not prepared to accept these, please then cancel your reservation. If there are special circumstances, raised in connection with our Standard Terms & Conditions, we will of course consider them and make a different agreement with you, if appropriate. The person making the booking with Airbnb is deemed to be The Party Leader for the purposes of our Standard Terms & Conditions.
