Combine a peaceful location, with modern facilities, infinity pool and a simply stunning view, and suddenly you find yourselves in rather more than a Tuscan villa. We liked it so much that we turned it into a home to share with like-minded guests.

Astride a turn in the hillside, known as A Capo, lay a farm with exceptional views (incl. Leaning Tower of Pisa, 12 miles south) and two buildings.

Abandoned, overgrown, collapsed.

Until recently.

A new owner has returned some 1000 olive trees to production and (using the Ferrari construction company and international realtors Knight Frank) restored one villa (280 sq m), sparing no expense to use traditional terracotta and chestnut materials.

The result meets all requirements of today's market:
- interior design;
- satellite TV + 5.1 DVD;
- eco-efficient solar-powered under-floor heating;
- wi-fi;
- air-conditioning;
- infinity pool;
- 4 lavishly appointed double/twin bedrooms (all en-suite); can sleep 4 more (basic accommodation in full-size bunk beds);
- large kitchen, dining room, 50sq m living room;
- stunning south-facing panorama over Pisa and Lucca, towards Florence & Siena. 2 terraces shaded by chestnut pergolas.

10 mins to shops + all major Tuscan culture within 2hrs. Quiet and very private.

Please note that the accommodation for more than 8 people is in the form of bunk beds and a sofa bed. The bunk bedrooms have no windows and one is closed off by a curtain rather than a door. These rooms are serviced by an additional shower room, which effectively may be used en-suite with the curtained bedroom. Used this way, this area benefits from a window. Although suitable for adults, the bunk beds are normally used by kids, and, if preferred in summer, the dining room may instead be used as a dormitory.

We are upgrading the track for the last 150m to the house during April and May 2017. For this reason, we have reduced our prices by approx 50% from those previously advertised. Guests will need to park their cars below these 'roadworks' (which will not be noisy) and walk to the villa.

These give our guests a lot of information about our properties, which we have gone to great lengths to compile. Understanding this information can make a difference to the success of your stay, and also being sure that our property is the one most suitable (or not) for your stay. We give you the opportunity to withdraw, should, having read this lengthy material, you decide that our property is not suitable for your requirements. This material includes a requirement for host and guest to agree on reviews in advance of publication. This is made to ensure that the reviews are factually correct, which is in the best interests of both guests and host. We quote from a comment made by Airbnb in this respect: "Our community is built on trust, and trust comes from honest conversation. Therefore, we ask for reviews that are truthful, clear, and helpful to both the review’s recipient and the wider Airbnb community." Our policy is designed to ensure that these objectives are met.

Smoking is permitted outside, and in the dry season only immediately around the house.

Self-catering, but guests are invited to order in-villa traditional Tuscan home-cooked meals from us by separate arrangement.

Guests have full use of all of the villa bar the owner's private (the villa's 2nd small) kitchen - the villa's spacious main kitchen is all that you will need, anyway.

The property extends to 25 acres, so there is plenty of room for guests to find their own space to relax either in the sun or under the olive trees in the garden or olive groves.

Please note that the AirBnB system doesn't properly show our pricing structure. We also charge for electricity incurred in addition to a 'fair use' allowance of €100 per week (pro rata). If you use the air-conditioning (which most people don't) you will most probably exceed the allowance. If there is an excess, it will be deducted from your security deposit. Guests may ask to read meters with us, in the absence of which our staff's readings will be final.

We also charge for other extras, if requested, such as in villa catering, details of which we will supply to you after you have confirmed your reservation. There are also charges for additional linen and towels, and if additional work is required of our staff during your stay.

You, and not our staff, are responsible for the removal of all rubbish from the property during and at the end of your stay; if you fail to do this, we will charge you for this at the rate of €20 per trip to the local rubbish disposal facility.

Making a booking with us also confirms that you accept and agree to comply with our Standard Terms & Conditions, to which you will be given access upon confirmation of your booking. If you are not prepared to accept these, please then cancel your reservation. If there are special circumstances, raised in connection with our Standard Terms & Conditions, we will of course consider them and make a different agreement with you, if appropriate. The person making the booking with Airbnb is deemed to be The Party Leader for the purposes of our Standard Terms & Conditions.

This was our first AirBNB and the experience far outstripped our expectations. The villa is beautifully located on the side of a peaceful wooded valley where the only sounds are of birds and the distant toll of a bell marking the hours. The house was spotlessly clean and better equipped than our house at home. Dining outside, under cover of a vine, was amazing; from breakfast through to dinner. We cooked for seven and used a large Coop hypermarket nearby which stocked every sort of food you could imagine and much more besides. The pool was massive and totally private and there were sufficient terraces around the house for everyone to find somewhere peaceful to doze, read or simply take in the beauty of the view and the surroundings. Organisation was excellent. We agreed in advance a list of food, and wine, that we wanted to be in the house for our arrival (at an extra charge) so that we could celebrate our arrival at 1.30AM in morning. Due to its slightly remote location the drive up the track to the villa is a little tricky, especially at night, which was some compensation for the way that Goldcar at Pisa airport had succeeded in extorting from us the extra money for their fully inclusive insurance. We were genuinely all very sad to leave - when life gets busy I will return in my mind to waking up on that first morning, with the cool mountain air blowing through the fly screens on the bedroom doors and watching the sun rise on our first day in Tuscany.

This is a beautiful private villa up on the top of a hill with breathtaking views. The road up for big cars is not the best but once you get there the villa is very comfortable and well designed. The kitchen is great for cooking and a lot of entertaining areas. The pool is beautiful and has sun all day. There are a lot of march flies which became a little bit annoying when laying by the pool but around the villa you were undisturbed. The pool needs a little bit more maintenance to ensure is stay clean but the location of the pool overlooking the valley is beautiful. The gardens were very run down and the grass almost dead around the villa. The property would be even more beautiful is this was maintained. We had a great stay and enjoyed everything that was on offer.

Thanks, Brett For the benefit of other Airbnb users, the answer to the issues you raised are: - it has (for the summer) been exceptionally dry this year, and made the gravel unusually loose on the access road, which has since been repaired; - the pool is in a very rustic location - there are some times of the year when there are more insects than others, depends on the climactic conditions, and so it's difficult to predict; I am one of those people whom insects like to bite, and from experience I know that a good anti-insect product solves the problem; the house is protected by all but invisible mesh screens on the windows and fine mesh curtains screen the French windows. - the pool: we discovered during your stay that a minor fault had developed in the pool's compensation tank: this was fixed by our technician (who comes extremely early in the morning) and it took a few days to return to its usual brilliance (note no adverse comment in Graham's review: he stayed after you); - the garden: well, it is completely natural that the grass should go brown, and that everything is a little tired (so would we humans, if we had to stand out in the Tuscan sun for a couple of months!). On my instructions, the garden designer spent a lot of effort in creating a garden that would look natural in the context of the villa's location. Come again in the Spring and you will see wonderful green grass and wild flowers. There are no water restrictions, but being 'green', we prefer to be 'brown' at this time of year. In fact, the gardener is under specific instructions not to make it look perfect; otherwise it would not seem natural. I have today posted some shots of the pool on our Airbnb page taken just before your stay: as is evident, not everything is brown, even in the summer. - our welcome is aimed at being responsive to guests' particular needs: unlike you, many of our guests arrive after a long flight and don't really want a full scale lecture: as the caretaker comes every weekday, she often finds herself explaining more on Day 2 and it is appreciated that way. In addition, our comprehensive Guest Information Pack explains just about everything, and guests are sent this in advance. Brett, thank you for your comments: we always like to know how we can improve. I hope the above explanation puts your and other readers' minds at rest.
