Located in the Shenandoah Valley, nestled in the foothills of the Allegheny Mountains, The Little House at Headwaters Farm, an historic property and house, is an old cook house converted into guest house. It is self-contained, a quiet idyll. This is a great property for guests who want to get away somewhere quiet and special, who like to cycle, or trek or visit wineries. Restaurant recommendations can be made or a gourmet dinner can be arranged with the owner at the main house.

Breakfast can be provided if desired. Either, a breakfast basket can be delivered to the Little House or guests may have breakfast at the main house – both need to be requested in advance.
A Welcome basket can be provided – either a Wine & Cheese Hors d’Oeuvres basket or a Breakfast Basket – by request.
A Gourmet Dinner can be arranged at the main house, again by prior arrangement.
NON-SMOKERS ONLY. No smoking on the property. $800.00 fine for smoking inside the cottage.
PETS – No Pets UNLESS PERMISSION IS GRANTED ON A LIMITED BASIS. If permission is granted then a $75 pet fee will be added to ever rental to cover the cost of additional cleaning after the pet vacates.
TWO GUESTS MAXIMUM. No Children under 12 or babies.
Property not suitable for small children or elderly – there is a steep set of stairs.

We are near the mountains and surrounded by open land and forests. There are wild animals and insects. Please use with care and caution.
Fireplace use is by arrangement with owner. Please do not throw any paper or other combustible materials in the fireplace.
Parking is in designated spaces.
Guests have their own porch, suitable for outdoor seating and dining.
APPLIANCES: Only use appliances for their intended uses.
DEFECTS/DAMAGE: Immediately notify the owner of any defects or dangerous conditions in and about the premises of which the Guests becomes aware.
ACCIDENT/ILLNESS: Headwaters Farm is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Headwaters Farm is not responsible for the loss of personal belongings or valuables of the guests. It is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
PEACE AND QUIET: Guests and landlord are entitled to quiet enjoyment of the premises. Guests will not create a nuisance by annoying, disturbing, inconveniencing, or interfering with the quiet enjoyment and peace and quiet of owner or any other nearby residents and guests.

The Little House currently accommodates 2 guests. Guests may entertain another two people but no more than that, and they are not allowed to stay over.
Loud music is not allowed. This property is a meant as a quiet retreat. Please be quiet and respectful.
WATER AND SEPTIC: Headwaters Farm is on a spring and septic systems. During a drought, please be judicious of your water use. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages.
INSPECTION- The Owner has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Guests violate any of the terms of this agreement, the rental period shall be terminated immediately. The Guests waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Guests shall vacate the premises at the expiration time and date of this agreement. The Guests shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Owner as being immediately habitable by the next guests. Guests shall pay for maintenance and repairs should the premises be left in a lesser condition.
