Various types of tea, which is complimentary as is the coffee and quality, locally sourced goodies, which include a fruit bowl. I have lived in Epworth for some 30 years, and can provide information on things local. It is pet friendly . Please contact the owner for further information.
A bedroom with a double bed with a new orthopedic mattress, cooling fans, dressing gowns and slippers, tea and coffee making facilities. A separate bathroom with shower facility is shared with the host. You are invited to enjoy the garden which offers tables, chairs, a lawn, flower beds and trees, accessible via a separate entrance . It is possible to use the BBQ at additional charge and by prior arrangement. All other rooms of the house are for private use only. Epworth is a small town offering boutiques and unusual gift/homeware shops if you like shopping, a garden centre with a restaurant/caf/takeaways. We are a twenty minute journey from Robin Hood Airport and thirty minutes from the Humber Bridge. Lincoln is a 40 minute drive . Nearby leisure activities include many well established and renowned fishing lake complexes.
    Given that Oak Tree Annex is totally detached , our guests enjoy independent accommodation of a high quality. We believe our pricing is exceptional value. Parking is available immediately outside. All walkways are flat and laid to block paving and gravel. The annex is situated close to our main dwelling but private.
    We are positioned on the edge of large rural areas, with pleasant walks and great cycling literally on the doorstep. If angling is your thing, there are many very good fisheries within a 10 mile radius, our nearest being only 1 mile away. Others of note that are within 6/7 miles include Bank End & Lindholme.

    Trinity Farm Cottage is a traditional country cottage with exposed beams, log-burning stove and wooden floors. It is cosy and warm, with a modern and fully-equipped kitchen, providing everything you need for a weekend away. The bedroom is open-plan with drawers and a hanging space. The bathroom is brand new with electric shower, traditional wash basin and heated towel rail. The cottage has its own private balcony from the bedroom, equipped with table and chairs. It is a lovely spot for a morning coffee, looking out towards the fields. The cottage also has a private formal garden centred on a large circular fountain. The garden has a large table with benches and a gas BBQ for the summer months. Trinity Farm itself dates back to the 16th century and was originally part of the estate of Trinity College, Cambridge. It is set in 8 acres of gardens and grounds and guests are welcome to roam freely.
    Trinity Farm Cottage is located close to the Nottinghamshire/Lincolnshire/South Yorkshire border in the quiet, rural village of Walkeringham. The village is surrounded by open fields and other sleepy villages. There are many country pubs and restaurants close-by including the Fox and Hounds (Walkeringham), the Blue Bell (Gringley on the Hill) and the Blacksmith's Arms (Clayworth). The beautiful city of Lincoln is 20 miles away (easily reached by train from Gainsborough). The market town of Gainsborough is just a 10-minute drive away, home to Gainsborough Old Hall, one of the best preserved timber-framed manor houses in the country.     Our large 5 bedroomed family home is set in the peaceful village of Belton just 2 mins drive from the M180. It offers spacious living accommodation with a garden backing onto open fields with many paths to explore the Lincolnshire countryside. It is ideal for a family gathering or business colleagues. It is close to the historic town of Epworth and within walking distance of local pubs and takeaways. Yorkshire Wildlife Park is a short drive away; York and Lincoln are less than an hours drive.
    Our large detached home provides comfortable accommodation for both small and large groups. It has a very large front drive with space for several cars (6+)and has a large back garden with outside seating available on request. The kitchen has a back door opening onto the paved patio area. There is a TV in the lounge and the dining kitchen is well equipped with crockery, utensils, pots and pans, microwave, dishwasher, toaster, fridge . Tea and coffee are provided and guests may also help themselves to any of the herbs & spices which left in the cupboards. There is a utility room with a washing machine, iron and sink and also a downstairs toilet. There is also a tumble dryer in the garage and a large chest freezer which can be switched on, if needed, prior to arrival . There is a large hallway with space under stairs for coats and shoes. The pine stairway leads to 5 bedrooms , each with it's own storage space . The house is easily recognisable as it has a colourful stained glass window on the landing. The main bathroom has a power shower and jacuzzi bath as well as a sink and toilet. The twin room is ensuite with a smaller shower, toilet and sink and the king sized bedroom is also ensuite with a toilet, sink and shower. Towels and bedding are provided . There is wifi too. It is avaiable for short and long term stays for which a discount is given so please guests are free to enquiry about this. Due to the space and number of bedrooms/ bathrooms it is a good place for large groups and a great place to relax. It's location makes it ideal for business trips in Doncaster, Scunthorpe and Sheffield as well as family breaks in the quiet Lincolnshire countryside known as the Isle of Axholme. We love this house and hope our guests will too!
    The house is in a friendly semi rural neighbourhood and is close to the historic market town of Epworth which is famous as the birthplace of John Wesley. Belton is part of the Isle of Axholme which Is steeped in history. It is an ideal place for walking and cycling as it is very flat; it is also a great base for exploring both South Yorkshire and North Lincolnshire. The shower room has a large waterfall shower, round sink on a re-purposed wash stand and a sensor lighted mirror and is papered with the pages of a Harry Potter book to make it a lovey luxurious room with a quirky touch. A newly refurbished, bright, sunny bathroom has a lovely double ended bath for relaxing a few hours away. The large living room has comfy sofas and a dining table large enough for 6 which can also double a a desk if you have to work. There is also a tv and dvd player along with a selection of dvds, book and games. Off the living room is a bright conservatory with direct access to the garden. The garden has comfy garden furniture and a charcoal barbecue. Fully enclosed and on 2 levels the garden is a relaxing place to end a busy day with a glass of wine. It is a perfect sun trap and gets the sun all day. Bedroom 1 has a kingsize bed Bedroom 2 has a double bed Bedroom 3 has a single bed another single bed can also be added if needed. A proper farmhouse breakfast (Full English plus juice, cereal and pastries) can be supplied by prior agreement at £10 per person or a continental breakfast (2 pastries, juice box, cereal bar and a yogurt) in a bag to take away can be supplied for £5 per person. Misson is a beautiful village with a real community spirit. There are 2 popular pubs that offer high quality food. There is regularly entertainment on in The Angel and always a friendly face to talk to at the bar. The village is surrounded by footpaths through old quarry grounds, around our farm and alongside the river idle which borders the village. There is a SSSI 20 minutes walk along a farm track with many rare birds to be spotted and ponds. Owls and herons are a regular sight along with pheasants, rabbits and hares. Deer can also be spotted if you are lucky. Misson is close to the affluent villages of Bawtry and Tickhill which offer delis, boutique shops, a garden centre, food for all tastes and a couple of small supermarkets. There are plenty of days out opportunities including The Yorkshire Wildlife Park just 7 miles away and a great day out for all the family, Sherwood Forest, National Trust properties Clumber Park, Mr Straws House and the Hardwick estate, English Heritage properties Gainsborough Old Hall, Brodsworth Hall and Bolsover Castle, museums for all interests (many of them free), Meadowhall Shopping Centre and many more all within 40 minutes of the house. There is a frequent bus service through the village which goes to both Doncaster and Retford which both have very good train transport. You can get to London in an hour and a half from Retford and Lincoln in about 40 minutes, there is usually plenty of free parking available there along the road outside the station. York is 20 minutes away from Doncaster station.

    Wroot is a quiet rural village with a population of just 450. It is 25 mins drive from Doncaster. Great location to explore Yorkshire dales and the great cities of Lincoln, Sheffield and York.

    Our Romany style caravan was built as a labour of love and is set in a leafy secluded spot in our 2 acre garden. Surrounding you is blissful green complete with pond and your own personal fire pit, with our sleepy campsite nearby. The space has a delightful kitchen/living area and super comfy double bed. There is electric light and heating, and the space is stocked with kitchen essentials, bedding and household items. The new toilet and shower block is just a meander away.
    The caravan has a kitchen/living area with double bed. There is also a small padded bench seat which can double up as a bed for a child, and a garden table and chair set for outdoor use. You also have access to a fire pit where you can light a fire and enjoy cooking marshmallows which we will provide free of charge - as long as your find your own roasting stick! We can provide a full wheelbarrow of wood for a fiver. There is a brand new toilet and shower block a short walk away.
    Little Oak is in the heart of Nottinghamshire and Robin Hood Country. In the immediate area there is so much to see and do! Little Oak Camping is surrounded by beautiful countryside for you to explore. For foodies, there is a great gastro-pub within an easy walk, and a cheap and cheerful alternative for when you are in the mood to save some pennies. And you are in easy walking distance (1.5m / 3km) to Retford , a charming Nottinghamshire market town with its many independent shops, cafes, restaurants, pubs and canal! Sherwood Forest, Walks, & Adventures There are lovely walks around the campsite. And Sherwood Forest is just 20 minutes away by car. There you can wander among the trees, or view the forest from up high with Go Ape! For something a little different you can go see Ice Age rock art at Creswell Crags. For the more adventurous walkers, the peak district is just over an hour away. City Lovers City lovers will be spoilt for choice with great road and rail access to Lincoln, York , Sheffield, Nottingham, Doncaster, and Leeds. Lincoln is stunning with its beautiful Cathedral and Castle which contains a copy of the Magna Carta. York is a beautiful historic town, suitable for young and old with family attractions like the Viking Centre, York Dungeons, Railway Museum and the Chocolate Story. Sheffield has some beautiful gardens and an excellent art gallery. Nottingham is an hours drive away and there are caves under the city! Castles & Stately Homes If you love history then there are 3 castles to visit (Lincoln, Bolsover, Conisbrough) and wonderful stately homes and parks to roam (Newstead Abbey, Rufford Abbey, Hardwick Hall). Chatsworth is just over an hour away if you want to see where the BBC Pride and Prejudice was filmed or more recently The Duchess played by Keira Knightley.

    The stables is a lovely self contained room that is furnished with a king size bed and a day bed, that doubles as a sofa for the evenings. It has an en-suite with toilet, sink, double shower and a heated towel rail. We have provided tea and coffee making facilities in the room and can also provide a breakfast to go if notified in advance for an additional cost. Quiet location, private parking, historic village.
    Beautiful unique room with beamed vaulted ceiled. Spacious room with own bathroom including double shower. Own entrance so you are completely independent.
    Lovely, quiet country village with a local pub a 10 minute walk. Sturton-Le-Steeple is on the pilgrim trail so lots of walking and history in the surrounding areas.

    Retford is a market town in Nottinghamshire in the East Midlands of England, 31 miles (50 km) from Nottingham, and 23 miles (37 km) west of Lincoln. The town is in the valley of the River Idle and the Chesterfield Canal passes through the centre. The village of Ordsall, west of the River Idle and the East Coast Main Line railway, and the former hamlet of Thrumpton are suburbs. Road Retford is bypassed by the A1 trunk road and the A57 which links Retford to a number of major towns and cities, with London just over two hours away. The East Retford bypass was built in three stages mostly along what was previously the A57. In 1957, the West Drayton diversion opened up to the B6387 near Elkesley. Also near Elkesley and Gamston is the Retford Gamston Airport. The section from Elkesley bypass to Five Lane Ends (A614 junction) at Apleyhead Wood opened in 1958, and the third section was from Five Lane Ends to north of Checker House at Ranby (A620 junction).
