In the grounds of Northamptonshire's oldest house and one of the longest inhabited houses in the UK. If history is your thing we have it in abundance. We love people and look forward to welcoming you to somewhere a bit different. The price doesn't include breakfast but guests are welcome to tea, coffee, toast and jam.
The lodgings is a 500 year old building originally used for guests to the Prebendal Manor up stairs and for animals downstairs. These days it is a family home with many interesting features. We have proper walls, beams galore and a spiral staircase. We are in the grounds of the Prebendal Manor and guests are welcome to use the gardens, which are particularly beautiful in June when the roses are in full bloom.
Nassington is a beautiful village that has a village shop, butcher and a couple of pubs that serve food. There are numerous pubs in surrounding villages that also serve food and we are happy to help if you need suggestions on where to eat.

    Stay in one of the UK's oldest houses. A beautiful high ceilinged room with an en-suite bathroom in Northamptonshire's oldest house. Dating back to the 13th century the house is unique and out of the ordinary. Thick walls, beams and large fireplaces are the norm. NB The price doesn't include breakfast but guests are welcome to tea, coffee, toast and jam.
    The Prebendal Manor is an 800 year old building dating back to 1230 with many historical connections. Originally owned by Lincoln Cathedral these days it is ya family home with many interesting features. We have proper walls, a medieval hall, church windows and large fireplaces.
    Nassington is a beautiful village that has a village shop, butcher and a couple of pubs that serve food. There are numerous pubs in surrounding villages that also serve food and we are happy to help if you need suggestions on where to eat.

  • Oh mi palabra ... qué experiencia tan increíble. Mi hermana y yo llegamos bastante tarde, alrededor de las 19:30 p.m. y fuimos recibidos afuera por Jane, la madre de Jame ... qué dama tan encantadora, con un sentido del humor descarado. La casa en sí es increíble, uno siente que ha retrocedido en el tiempo, unos 100 años, todo se siente tan auténtico aún, y Jane puede contarle muchas historias interesantes. A la mañana siguiente, llegamos abajo a una deliciosa cafetera con mermelada y tostadas. De hecho, no queríamos irnos y nos entristeció decir adiós - Jane !!! agregas esa quinta estrella a la calificación de Prebendal Manor. PD. Amor a Big Cat y Maggie.

  • Increíble lugar para alojarse, agradable y cálido. Repleto de historia, llegó tarde pero fue muy bienvenido, recomendó el pub principal de Queens para comer y estaba muy contento. Tranquilo y relajante durante la noche con excelentes vistas a la iglesia. Buen desayuno sencillo con una selección de cereales y tostadas. Café y té recién hecho y buena conversación. Solo tuvimos tiempo para un recorrido corto, pero fue muy informativo, ¡volveremos antes de los años!

    Situated on a 6 acre site, close to Stamford, Oundle, Peterborough Business Park and The East of England Showground, we rebuilt this barn brick by brick in 2018. This is an end bedroom which offers its own access separate from our main family home. The bedroom is spacious with a good sized en-suite shower room. The room has vaulted ceilings and is light and airy with its own heating controls. Parking is available on site for a number of vehicles to include horse boxes and boats&event trailers.
    The room is fully furnished with a double bed, wardrobe, chest of drawers and bedside tables. We have included a microwave and kettle with tea and coffee making facilities. The room has its own access from outside and it sown underfloor heating controls to set the temperate to your own comfort. There is a shared patio and garden of which the garden is still under construction.
    Located just a few miles off the A1 and A605 we are ideally located for a break whilst travelling or if you are needing Stamford, Oundle, Peterborough Business Park or the East of England Showground. There are some good restaurants within a 5 minute drive including Loch Fyne, The Cuckoo at Alwalton and The Harvester at the Showground.

    In a quiet mews near to A1 in the village of Wansford.You will have a private shower and toilet,a study with chaise and armchair.Tv in bedroom ,WiFi Breakfast can either be in the study or downstairs overlooking the garden. I have a small dog and a cat.The dog will bark if he hears odd noises but he is very friendly..just a bit of a whoose.There are two public houses ,a coffee lounge and a hotel in this very small village,harking back to the days when it was on the main A1 posting route
    This property is located in a small village with mainly 19th century cottages lining the broad street.There is a beautiful 18th century stone bridge crossing the river Nene. It is close to Burghley House and park and also to the East of England show ground.I am afraid parking is limited immediately by the house,but you can park on the village road some 25 yards away.
    Unique posting village of historical importance a lot of the cottages were built for the Duke of Bedfords estate workers

    Kings Cliffe is a picturesque village in Northamptonshire. It must be one of the few villages still to have its own bakery! There are lovely walks all around. The village has a pub which serves good pub grub and a lovely cafe in the bakery which serves food until 2pm. Further afield, Stamford, Oundle, Uppingham and Oakham are wonderful historic towns. Rutland Water is 15 minutes away and offers fantastic cycling and sailing. Magnificent Burghley House is 15 minutes away. Fine dining can be found at Hamblelton Hall and The George in Stamford and there are plenty of fab local pubs around, including the Queens Head in Bulwick which is only 5 minutes away.

    Please join us and stay in my beautiful country cottage, a 200 year old barn which has been converted into a unique living space. My home is situated in a 'picture postcard' village but only 15 mins drive (8 miles west) from Peterborough city centre. Ideal for business visits or attending events at the East of England showground. The village is quiet and peaceful, it boasts an Elizabethan Stately home, Elton Hall, two public houses, a church, chapel and local shop..
    I'm offering a studio room with futon bed in my delightful barn conversion. Continental breakfast included. The room is situated on the 2nd floor, mezzanine area with access to an outdoor balcony. It is open plan above my lounge, no door to staircase, so not totally enclosed, but is private. The nearest toilet/shower is 2 floors away and thus not ideal for someone who may need access to a toilet at night, or small children.
    Elton is a picturesque village, which is to be found some seven miles to the west of Peterborough. The village is quiet and peaceful, despite the close proximity of the busy A605 The village boasts an Elizabethan Stateley home, Elton Hall, two excellent public houses, two village greens, a few shops, a chapel and All Saints church.

    Manor Lodge, originally a barn used for storage has recently been renovated and converted into a self-contained guesthouse with private parking within the grounds of Village Manor, a beautiful Sixteenth Century Grade II Listed farmhouse that is understood to be one of the oldest houses in the village of Castor, Cambridgeshire.
    Manor Lodge was originally a storage barn on the working farm, which we have carefully renovated to a high standard while retaining the original rustic character creating a uniquely modern and luxurious guesthouse. The studio style with underfloor heating and super-fast WiFi throughout provides zoned bedroom, lounge, dining and work spaces along with a separate kitchenette, shower room and toilet — an ideal place for a relaxing weekend getaway, or an alternative to predictable chain hotels for those working away from home during the week. There is plenty of space for parking, directly outside the lodge too.
    The village of Castor is conveniently located a few miles from Peterborough with easy access to the A1 and with direct trains to London. The historic town of Stamford is 15 minutes drive away. The lovely Ferry Meadows country park is right on our doorstep; offering something for everyone! There are two great traditional pubs in the village, The Royal Oak and Prince of Wales Feathers both serve food. There is also an excellent fine dining restaurant, the Chubby Castor in the village — ideal for a celebration or a special occasion! St. Kyneburgha church is a two-minute walk down the road. There is also a cafe in the village that serves breakfast and light lunches.

El albergue es una excelente combinación de estilo moderno y comodidades hogareñas y estaba muy limpio y equipado con todo lo que necesitábamos. Leo y Rochelle fueron muy rápidos y serviciales al responder preguntas y siempre estamos disponibles para ayudar. De hecho, terminamos nuestra estadía temprano debido al evento al que asistimos cerca terminando temprano y Leo fue muy generoso al ofrecernos un reembolso parcial por la noche que no nos quedamos.     Self-contained annexe with own bathroom, dining area and kitchenette in the heart of a historic East Northants village. We are close to the beautiful market towns of Oundle and Stamford, Burghley House stately home and the cities of Leicester and Peterborough are also easily accessible.
    This annexe is a bolt hole with all you should need for a few nights away. As well as a kitchenette and wardrobe space, there is a TV, DVD player and very fast wifi! The TV is also enabled for Netflix. The cooking facilities comprise a small fridge, hot plate, slow cooker, microwave, toaster and kettle. If more than 2 guests are staying, the sofa can be made up as a second bed. The only shared space is the driveway and the annexe should provide all you need. We can provide laundry facilities in an emergency if we are in and in the summer months will share the back garden.
    King's Cliffe is a beautiful, rural village with an historic centre of stone houses, many of which date back several centuries. The main house to which this suite is annexed is in the heart of the historic centre and is considered likely the oldest house in the village, dating back to the 16th century. The rural nature of the village is enhanced by its location, which is a significant distance from built-up areas and main roads. It is surrounded by farmland and ancient woodland, plus further pretty villages to meander around. Within the village itself, there are various green spaces, including a pocket park, the hills and holes, the Millennium Wood and a sports facility including tennis courts and playground for children. Village amenities include a pub and social club, a greengrocers and a small shop with a wider variety of goods. There is a bakery open for fresh bread from 7am Monday - Saturday that also doubles as a cafe/deli. There is a church that has services every Sunday at 10:30am.

The detached annex comprises a double bed, small sofa, TV and DVD player, en suite shower room. A fridge, toaster, microwave, kettle & WI-FI are supplied to facilitate a comprehensive continental breakfast. We look forward to giving you a warm & friendly welcome.
    The stone built annex has it's own entrance to ensure complete privacy and independence. For those wishing a more personal stay we are in the adjacent cottage and are always available to give advice on the historic area and what to see and where to eat in the local area. The cottage and annex back onto open fields and the view is stunning. There are plenty of lovely walks close by for those who enjoy early morning exercise.
    Cotterstock is a very quiet village, it has no street lights or a bus service. It has a historic 12th century church with a recently refurbished ring of six bells. It is close in proximity to the beautiful historic town of Oundle with its famous Public School and world renowned Music Festival, it is central to the numerous pretty villages surrounding it. Beautiful Stamford is close by and the historic George Coaching is well worth a visit, as are fascinating antique shops.

    We live next to Ferry Meadows Country Park, which is part of the Nene Park. It is a beautiful area with watersports, cafes, train & boat trips, cycle hire, fishing, and wonderful walks. We are 2 mins drive from the A1 and Peterborough Showground. We are an easy walk to Lynchwood Business Park. The train station to London is 10 mins drive away & bus stop to the Peterborough City Centre is 100 metres away. We have a Tesco metro, fish & chip shop & three restaurants within walking distance.
    You have your own private room and bathroom with central heating and heated tiled bathroom floor. You have a private lounge with tv, chairs and sofa, or join us in our dining room/lounge. You are very welcome to use the kitchen and store items in the fridge/cupboards. I have an iron/ironing board and washing machine if you want to use them.
    Our neighbourhood is a quiet residential area, with easy walking access to Lynchwood Business Park and Nene Park Trust’s Ferry Meadows.

    Light, airy, spacious guesthouse built onto our home. Completely private with all amenities of a self catering home. We have friendly dogs that do have access to our garden daily and will join you on your veranda off the main bedroom if they are outside. We are very lucky to live in the centre of a wonderful village that has alot of fabulous walks in the area and we have leaflets/maps in the house for your reference. Also a lively pub just a stride away with live entertainment most weekends.
    Under floor heating throughout the property and tiled flooring. A Japanese automatic remote controlled toilet, that washes and blow dries! However, toilet roll also provided for the more traditional approach.
    A wonderful local pub The Angel Inn is less than 100m away, great atmosphere, does food and has regular weekend entertainment including karaoke, live bands and quizzes, all details available on their website- please search Angel Inn, Yarwell. A newly refurbished kids play park less than 200m away! Pictured on listing. Lots of fabulous walks in the area. Please look up Nene valley net and Yarwell village websites that include a map and some local info, but there is also loads more info online. Loads of other places you can visit including: Adventure Rutland - walking/cycling route, boating lake, bugtopia etc. Railway wildlife haven- Nenevalley Thomas the tank engine railway. Burghley House- horse trials, film festivals, winter markets, historical visits. East of England show ground- variety of events through out the year including antiques festivals.     Lovely quiet annex in stunning Northamptonshire village of Bulwick. The annex is attached to our home but has its own front door so you can come and go as you please. It has a lounge, kitchen/dining room, bedroom and bathroom. Ideal for 2 adults with a fixed king side bed. (Z bed also available if required for one very small child,). The annex has ONE parking space right outside the front door, under 5 years.
    Welcome to 'Banbery Annex'. Banbery Annex is part of our stone barn conversion. Whilst the annex is attached to our home it has its own entrance and parking to enable you to come and go as you please. The accommodation has a living room, one bedroom with fixed king size bed, fully equipped kitchen/dining room and a bathroom. There is a TV/ DVD in the lounge and a small TV in the bedroom. There are a selection of DVD's in the annex for you to use. Due to the tucked away location internet maybe slower at times. The kingsize bed in the bedroom is fixed so does not split into 2 singles. We can supply a small put-you-up bed in the living room suitable for one very small child, under 5 years (please note this is not suitable for an adult). Please just let us know and we can get this set up for you with the bedding. There is an additional charge for the child of £10 per night. In the kitchen we have a dining table, full electric cooker with grill, microwave, and fridge with a small freezer compartment. We also have a washing machine. All utensils are supplies and some cleaning products. We also will leave you some tea, coffee, sugar, milk and cooking oil etc. In the bathroom there is a bath with shower over, (not a power shower currently) bidet, sink and toilet. Towels are provided. We do have to be strict on our crossover times due to preparing the annex for the next guests. Additionally check in must be within daylight house due to the location of the property as we are quite tucked away.
    Please note the location states Kingscliffe but we are actually located in the small village of Bulwick. Bulwick is a beautiful and extremely quiet village. We are located down a private driveway off the main road so we have the luxury of living in a very quiet and peaceful location. Please do not book if you are looking for hustle and bustle this is quite the opposite 😀 We are lucky to have the most wonderful wildlife around us. You might see: Partridges Deer Rabbits and hares Red kites are in abundance as we are in a red kite breeding area😀 Bulwick is a stunning East Northants village.     Bright, clean and tidy home easily accessible to local attractions. Walking distance to Tesco express, Harvester and pub, 3 mins drive to other shops. Walking to Ferry Meadows country park. Bus stops on doorstep.
    I have a four bedroom house with three available beds. A double in the master with an en-suite. The second bedroom has a small double. The family bathroom has a bath and shower. Third bedroom has a sofa bed, and hanging space, the room itself is quite small. There is parking outside the front and 2 spaces round the back in the communal car park. I have a small courtyard garden with seating and security light.
    Despite being close to the A1 and showground it isn’t noisy here. Lots of local amenities walking and a short drive away.

    The Little Bothy has recently been thoughtfully restored and extended to provide a modern, self contained cottage sleeping up to four. Imaginatively designed and finished to a very high standard, it offers luxury and comfort in abundance. Just a ten minute drive to nearby Stamford and positioned in an idyllic rural setting, relax and unwind after a day of exploring.
    Perfect as a romantic getaway for two - alternatively, get together with friends or family and book our other cottage, Rest and be Thankful too! We can sleep up to eight people in both cottages. The property is all on one level, making it perfect for those who can't manage stairs. An open plan kitchen, dining area and lounge with wood burner make it truly a home from home. A basket of initial wood, paper and kindling is supplied. The well equipped kitchen means that you can eat in or if you don't feel like cooking, go out and enjoy one of the many eateries in the local area. There's lots of information about where to eat in the barn manual. The bedrooms each have super comfy king-size beds and high quality bed linen. Each king sized bed can be separated to provide two singles on request. The bathroom has a walk in shower, toilet and sink with heated towel rail. All bed linen and towels are included. The barn also offers a 32' Freeview TV, DVD player and a small selection of films, electric cooker and gas hob. Fridge and small freezer space. Free Wifi. A laundry service is available by request. Set in a unique location between three Nature Reserves just a few hundred yards from the gate with walking or cycling galore. Or, relax in the orchard with a book and a glass of wine, where you can spot deer, foxes, badgers and red kites flying overhead. With easy access to the A1, A47 and A14, it is the ideal location to explore everything this beautiful and undiscovered area has to offer. There are local shops, great pubs and restaurants serving locally sourced food within 2 miles. The Little Bothy has it's own courtyard with garden furniture and a charcoal barbecue. Off road secure parking is available for two cars. Our water is sourced from a natural water supply from a spring. A welcome breakfast pack is provided for the first morning including tea, coffee, sugar, milk, bread, butter & jams and kitchen basics. Smoking is not permitted in the barn. There is an un-fenced brook, 22 yards from the property. Well behaved dogs are welcomed by prior arrangement with the owner. A charge of £25 per dog per stay will be made. Dogs are NOT to be left unattended in the barn. Please advise at the time of booking if you would like to bring your dog with you. No dogs are accepted during winter months. Just a 10 minute drive from Stamford, “the finest stone town in England” and the famous Burghley House and it's beautiful grounds. Stamford is packed full of artisan cafes, shops and restaurants, and has formed the backdrop for television costume dramas including ’Middlemarch’, and the 2005 film ’Pride & Prejudice’. Explore Burghley House, which was built and predominantly designed by William Cecil, Lord High Treasurer to Queen Elizabeth I, between 1555 and 1587. The house is a splendid example of Elizabethan architecture and offers beautiful gardens to explore. It is, of course, also home to many events throughout the year, including the prestigious Burghley Horse Trials in early September. Offering boat hire on the River Nene, Oundle is close by. Surrounded on three sides by the river, it is a beautiful stone built market town, which has served the surrounding valleys since Saxon times. Peterborough, with its beautiful Norman cathedral is just 20 minutes away, and offers great shopping and eateries. The East of England Showground is just outside of Peterborough, home to shows and exhibitions including The Shire Horse Show, National Motor Home Show and many others. For those looking for peaceful walks and unspoilt scenery, Rutland Water is just a 20-minute drive away and offers great leisure activities including a water side stroll, sailing and windsurfing classes, and bike hire.     This is a modern, calm studio flat in quiet countryside, only a short car ride to the beautiful market town of Stamford. Completely independent, fine for self isolation if necessary, reduced rates for quarantine (two week stay). Fast wifi and mobile phone signal.
    In these troubled times of CV-19, of course some things have closed down, and others might close down - there is no predicting which of the lovely pubs, bars, restaurants, coffee shops and boutiques in Stamford will remain open, probably none. But this flat is completely independent, so it's good for self-isolating if that is the reason for your getaway, or for stopovers in the countryside (which is still safe and lovely for walks!) or for visiting family/friends in the area. We will need to keep separate, but we're still welcoming and not paranoid about welcoming people, staying one meter apart! My place is good for couples, solo adventurers, business travellers, and furry friends (please confirm with me about type of pet. Maximum 2). Very comfortable mattress, double bed; high spec fittings in shower-room; Flat-screen TV, DVD and Blu-Ray machine; Coffee machine, milk frother for your morning coffee, and more. Fully equipped kitchenette. Laundry facilities by arrangement. Parking off road in garage. Fast internet. Wifi and mobile phone signal booster. This is a self catering studio flat in an annex outside of the residential house. You will be completely independent. The house is a fairly recent build (2008) to a very high spec (engineered oak floors, underfloor heating, travertine bathroom, good taps and showers etc), and decorated in minimal style (white sofas and bedding, glass table, Moroccan rug - no spurious "decorations"!). There is a small kitchenette for basic cooking, and care has been taken to leave you all the kitchen and bathroom amenities you might require. The view is out into the garden, and you can use your section of the garden too, there's a table and chairs out there. Very comfortable mattress, double bed; high spec fittings (including allover travertine tiles) in shower-room; Flat-screen TV, DVD and Blu-Ray machine; Coffee machine, milk frother for your morning capuccino, and more. You will have the use of a section of the large garden - check out the photographs; very happy for your dog to play in the garden too (though not in the flower beds!). You have the use of parking in the front driveway or undercover in the garage if you prefer.
    The village is actually a hamlet with a single road going through it. There are other villages close by - Barnack and Ufford, with Bainton, Helpston and Wansford not very far at all. Lovely gentle countryside all round. The Hills and Holes in Barnack was once a quarry and has lovely dips and rises, wooded in places, great for walking dogs - or walking yourselves. It's about a mile and a half away, so easily walking distance.

    The Garden Room has a very comfortable king sized bed, flat screen TV and tea and coffee making facilities. The private bathroom has a large walk-in shower. An alarm clock/ radio and hairdryer are available in the room, and an iron is available on request. We use luxurious 400 thread count bed linen, and hollow fibre pillows. The bed standardly has a duvet but blankets could be provided on request. The room overlooks the beautiful garden and faces west, so it enjoys the warmth of the late afternoon sun and some beautiful sunsets.

    A hidden gem, the Stables Cottage is a recently refurbished 17th century stable block with its own entrance. It faces into Hall Farm’s beautiful courtyard and is in a quiet central village location. The Cottage provides stylish, comfortable living with a backdrop of oak beams and ancient stone. King’s Cliffe is Northamptonshire’s best kept secret - ideal for everything restorative: peaceful walks, cycling, birdwatching or a meander through historic Stamford and a visit to Burghley House.
    The Stables Cottage has vaulted ceilings which create a great sense of space, and the rooms are filled with a stylish mix of antique and contemporary furnishings with original artworks on the walls. Downstairs there is a good-sized recently installed well-equipped kitchen with an Aga as well as a separate oven and hob. It also has a fridge, freezer, microwave, dishwasher, washing machine and tumble dryer. The table and chairs offer a relaxed dining setting. Upstairs there is a large bedroom over working stables, a living room and bathroom with shower. The bedroom includes a super-king size bed. If you would like it unzipped to make two single beds, please let the host Sarah know. Additional beech-sprung folding beds can be supplied for a 3rd or 4th person at a cost of £30 per night per bed, subject to availability. Please contact the host Sarah if you would like to discuss this option. The living room includes a comfortable sofa and chairs, a TV and DVD player, and a small table that can be used as a desk. Fast wifi internet connection is provided by an optic fibre connection to Hall Farm. The garden at the back of the property looks out onto fields and you are welcome to use the outdoor tables and chairs. Apart from our 3 small white friendly terriers and horses you may also see red kites and hear the occasional hoot from owls. The Cottage is available for holiday let for both short stays as well as for the longer term. If further accommodation is required, the Archway Apartment opposite may also be taken.
    King’s Cliffe is full of character. It has all the charm of the Cotswolds without the bustle of the tourists. Mellow stone houses with plenty of history, the Willow brook running through the meadows and the church bells ringing the quarter hour. We are well served with local amenities including a small supermarket, greengrocers, cafe, and pub. For those of you feeling creative why not sign up for a weaving course at the Old Brewery Studios with Sue Kirk, one of Britain’s foremost basket makers. If you enjoy walks there are a myriad of footpaths that fan out from the village in all directions. Rockingham Forest has been part of King’s Cliffe’s woodturning history for centuries and the mixed woodland of Fineshade on the northern edge of the village is a wonderful outdoor amenity. There are walking tracks, many surfaced with hardcore, a cafe at Fineshade along with bike hire facilities, a nature centre, themed walks and a new playground for the young ones. For the active outdoor types who love water sports Rutland Water is only a 15-minute drive away where you can sail, windsurf, canoe, fish, cycle, walk and birdwatch. For those keen cyclists King’s Cliffe is also ideal. There are rolling hills, quiet roads and plenty of good pubs to stop at. For those who like to wander and unwind in a charming market town, Stamford, Oundle, Oakham and Uppingham are only a short drive away. Stamford in particular is a great favourite with The George Hotel providing a stylish destination with its old coaching inn charm and summer outdoor courtyard dining. In addition, there are antique shops, pubs, galleries, foodie cafes, churches and the stately Burghley House to see. Geoff Hamilton’s famous Barnsdale Country Gardens; Kirby Hall, Lyvedon New Bield and Rockingham Castle are amongst other attractions.     The property is over seventy years old and equipped with all mod cons. We have strived to provide comfortable acccommodation with character for our guests. All the rooms have a countryside and woodland view. There is free wifi throughout, three spacious bedrooms (two double rooms and a bunk room) all overlooking the fields, bathroom with walk in power shower, spacious lounge with 50" flat screen smart TV and Freeview along with a large south facing conservatory. There is a fully equipped kitchen/diner and separate dining room, a large garden with a brick built BBQ and wooden dining furniture for dining outside. The large garden is fully enclosed and attractively laid out with shrubs, flowers, mature trees and fruit trees offering a variety of sunny and shady areas. There is plenty of off road parking. The cottage is dog friendly with lots of hard floors inside and space to roam outside. Please not your dog must be monitored at all times and not be left alone in the property. Only one dog is allowed for which we make a charge. The cottage is all on one level so ideal for guests with mobility problems. Whilst large enough to provide sufficient space for a family, it can accommodate a couple looking for a private get away. There is plenty of space available inside or out to find a quiet corner to relax with a book from our small library, play a board game from our selection or watch the wildlife in the garden or in the fields nearby which provide lots of entertainment. We provide white bed linen with extra covers available for colder nights and a log burner in the lounge to top up the central heating so you are guaranteed to be cosy and warm whatever the weather. Walk out the gate and the countryside beckons. The cottage faces a huge national nature reserve with others in easy walking distance along with lots of other woodland and bridle way walks nearby all free of charge to access Or join the many cyclists that roam the many country lanes and discover the ancient local villages nearby. The cottage offers an ideal base to explore the local area - historic Stamford with its boutique shops and bustling Friday market, Cambridge, City of Peterborough with its magnificent cathedral and unique open air Lido during the summer months, market towns of Oundle, Oakham and Uppingham, Rutland Water with its seasonal Aquapark and many water based activities. The list is endless and we are happy to make recommendations as we know the area well. Children may be keen to visit nearby Thomas the Tank Engine which is part of the Nene Valley Railway or Sacrewell Farm during lambing time. We provide lots of suggestions in our instruction manual and leaflets for local tourist attractions. Sports enthusiasts are well catered for with local facilities for golf, horse riding, swimming, sailing and water sports. Football and dog racing can be found at Peterborough.
    The property is surrounded by woodlands and open fields. The area is full of wildlife - Red Kites, deer, bats, owls, hares, rabbits, badgers. Food and drink can be purchased locally in the nearby villages' well stocked convenience stores, take aways, visiting fish and chip van, butchers and fruit and veg shop if you wish to dine in. They are easy to get to along the quiet country lanes without being stuck in traffic for hours on end. All the major supermarkets can deliver to the door. To dine out there are many local pubs nearby offering really tasty meals often with ad hoc entertainment thrown in as an added bonus. The local villages offer a wealth of history to explore.

    Water Newton is a small stone village of about 40 houses. We are surrounded by farm land, wetlands and the River Nene. We are only 8 miles from Peterborough, yet, although close to the A1, we are in a very pretty part of the countryside.

    Pea Cottage is the perfect place to stay if you're looking for somewhere private and well-appointed. Many guests comment on the fact the online photos don't do the property justice. There are beautiful honey-coloured beams everywhere, contrasting nicely with the brick and oak flooring. It has a high-end kitchen and a cast-iron Everhot range. The cottage kitchen and bathroom have been used for various advertising photoshoots and Pea Cottage has been featured in various interior design magazines.
    A unique retreat for lovebirds wanting a luxurious getaway. Located 5 miles from the picturesque market town of Stamford. The barn has recently undergone a no-expense-spared renovation and has been used for magazine photo shoots. Romantic and classy. This one-bedroom barn is perfect for if you are looking to treat yourself to a romantic break for you and your partner. The reviews speak for themselves; the place is absolutely gorgeous. It is like a high-end hotel suite, but with unique period charm and totally private. There are high beamed ceilings throughout and the brick flooring is under heated. The bathroom has a double-ended cast iron roll top bath and the lighting is dimmable. There is an endless supply of piping hot water supplied by an on-demand boiler. The Samsung smart TV is connected to a 500mb per second internet connection. It is located near to the log burner and makes an ideal setting for a quiet night in. All the logs you need are stacked on the brick hearth and if you are running low there is a log store in the courtyard outside. Kindling and firelighters are also supplied. Crisp white towels are arranged on the heated towel rail in the bathroom. There is a tandem with wicker basket available for guest use at no extra charge. The barn cannot be seen from the road and shares a drive with the neighboring farmhouse (which is where we live). It has a private secure parking area for two cars located in its own paddock. We appreciate that this is your time away and we want you to feel that the barn is your private haven. If you want advice on where to eat or what to visit, you're more that welcome to ask. The day before you arrive we'll send a message giving you directions to the property and instructions for the key. You'll find a mini clip board containing useful instructions like the password for the internet and heating. Quite often we never even see our guests throughout their entire stay, but if you do need us at any point you can come to the farmhouse or drop us a text. That might be because you need more logs or you want to borrow our tandem. Easy access to Stamford by car or bike. Gastro pub (the White Hart in Ufford) just 1.5 miles away. Plenty of great walks. There is a taxi rank in Stamford if you are worried about drinking and driving. Taxis back to the barn in the evening are about £12. 1. It makes ideal accommodation for Burghley House events, like Burghley Horse Trials. 2. The nearest Waitrose is in Stamford. 3. There are plenty of really good walks and a footpath through some lovely countryside starts just 25 meters from the property. 4. There is an excellent gastro pub just five minutes drive away in the neighboring village of Ufford. 5. If you are celebrating an anniversary or special occasion you might want to book a meal at the George Hotel in Stamford.

    Elton is a picturesque village, which is to be found some seven miles to the west of Peterborough. The village is quiet and peaceful, despite the close proximity of the busy A605 The village boasts an Elizabethan Stateley home, Elton Hall, two excellent public houses, two village greens, a few shops, a chapel and All Saints church.

    Beautifully decorated in light green with french limewashed beams with a fully kitted out white kitchen. Bathroom ensuite, open plan sitting room, dining area and kitchen with secure parking behind walled and gated boundaries, right in the heart of open farmland countryside and alongside The River Nene and The Nene Valley Steam Railway.
    Everything from the open countryside, the river running through the village upon which you will see many boats during the boating season. We have a very old church with lots of important history about it, plus we are so conveniently located for getting on to and off the A1 meaning no town traffic, holdups or sirens. At night there is no light pollution so on clear nights you can see the stars and watch out for satellites going overhead including the ISS.

    The Woodland Room has a comfortable king sized bed We use 400 thread count bed linen for maximum comfort, and hollow fibre pillows. The bed is usually made up with a duvet but blankets could be supplied on request. The room has a flat screen TV, USB charger, tea and coffee making facilities and a hairdryer. An iron can be supplied on request. This room also has a large fitted desk which is ideal if you are working away from home. The room overlooks the front garden and the woodland beside, and faces east, so it benefits from the early morning sunshine. The en-suite shower room has a silver and grey theme, and power shower to help energise you for a busy day!
    The Chimes is situated in its own gardens in a woodland area at the northern edge of the village of Wansford. The river Nene and the centre of the village are a ten minute walk away. The village has a church, village store and post office, a restaurant and two good pubs as well as a variety of boutique type shops. The Nene Valley Railway has a station in the village. Peterborough is 6 miles to the East, Stamford 7 miles to the North and Rutland Water 10 miles to the North West.

    Built in 1840 as the village chapel, Candlelight Cottage was converted in 2010 to provide 2 bedroom accommodation for up to 4 guests. . Located in one of the driest regions in the country, the cottage is a 2-bedroom self catering stone chapel set in the grounds of the owners property in a quiet Nene valley village. Ideally located for visiting the historic stone market towns of Stamford (10 mins), Oakham (20 mins) and Oundle (10 mins), Burghley House (10 mins), Rutland Water (15 mins), East of England showground (5 mins). Accomodation consists of 6mx4.3 m (20'x14') double height open plan living/dining/oak kitchen area with widescreen TV/Freesat/DVD, downstairs twin bedroom with full-size single beds, bathroom with 5' wide electric shower, upstairs bedroom with king-size bed, fenced patio area with patio table set and BBQ. There is a country pub serving food just down the road along with the village playing field and playground. The local area is popular for walking and cycling, fishing on the River Nene or at Rutland Water/Grafham Water/Eyebrook. Why not watch the Ospreys raise their young at Rutland Water or keep an eye open for Red Kites and Buzzards soaring over the garden? The pretty north Norfolk coast, London, Cambridge or Lincoln can all be reached in around an hour. There are many walks from the village along the river or through nearby woods and rolling hills. The spacious rooms are filled with a stylish mix of antique and contemporary furnishings and original artworks. King’s Cliffe is Northamptonshire’s best kept secret - ideal for everything restorative: peaceful walks, cycling, birdwatching or a meander through historic Stamford and a visit to Burghley House.
    The Archway Apartment is on the first floor with views of the village church on one side and the historic stables courtyard on the other. Its vaulted ceilings create a great sense of space, and light floods into the rooms which have an open airy contemporary feel. The main living area incorporates a fully equipped kitchen as well as dining and sitting areas. The kitchen area includes an electric oven and hob, fridge, freezer, microwave, dishwasher, and washer dryer machine. The table and chairs offer a relaxed dining setting. The sitting area includes a comfortable sofa and chairs, a TV and DVD player, and a table that can be used as a desk. Fast wifi internet connection is provided by an optic fibre connection to Hall Farm. The large bedroom also has a vaulted ceilings with windows looking both towards the church and into the courtyard. It includes a super-king size bed which can be unzipped to make two single beds. If you would like single bed option, please let the host Sarah know at your time of booking. Additional beech-sprung folding beds can be supplied for a 3rd or 4th person at a cost of £30 per night per bed, subject to availability. Please contact the host Sarah if you would like to discuss this option. The garden at the back of the property looks out onto fields and you are welcome to use the outdoor tables and chairs. Apart from our 3 small white friendly terriers and horses you may also see red kites and hear the chiming of church bells. The Apartment is available for both short stays as well as for the longer term. If further accommodation is required, the Stables Cottage opposite may also be taken.
    King’s Cliffe is full of character. It has all the charm of the Cotswolds without the bustle of the tourists. Mellow stone houses with plenty of history, the Willow brook running through the meadows and the church bells ringing the quarter hour. We are well served with local amenities including a small supermarket, greengrocers, cafe, and pub. For those of you feeling creative why not sign up for a weaving course at the Old Brewery Studios with Sue Kirk, one of Britain’s foremost basket makers. If you enjoy walks there are a myriad of footpaths that fan out from the village in all directions. Rockingham Forest has been part of King’s Cliffe’s woodturning history for centuries and the mixed woodland of Fineshade on the northern edge of the village is a wonderful outdoor amenity. There are walking tracks, many surfaced with crushed stone, a cafe at Fineshade along with bike hire facilities, a nature centre, themed walks and a new playground for the young ones. For the active outdoor types who love water sports Rutland Water is only a 15-minute drive away where you can sail, windsurf, canoe, fish, cycle, walk and birdwatch. For those keen cyclists King’s Cliffe is also ideal. There are rolling hills, quiet roads and plenty of good pubs to stop at. For those who like to wander and unwind in a charming market town, Stamford, Oundle, Oakham and Uppingham are only a short drive away. Stamford in particular is a great favourite with The George Hotel providing a stylish destination with its old coaching inn charm and summer outdoor courtyard dining. Geoff Hamilton’s famous Barnsdale Country Gardens; Kirby Hall, Lyvedon New Bield and Rockingham Castle are amongst other attractions.
