Charming self contained countryside retreat set amongst the orchards and footpaths. ideal for those who love long walks and cycling. We are close to the city of Canterbur and also the seaside towns of Whitstable and Herne bay, Broadstairs, Margate and the harbour of Ramsgate. also close by are the towns of Deal, Sandwich, Dover where you can visit the historic Dover castle and Walmer castle. The coach house - is a newly refurbished self contained separate dwelling where there is a spacious living area with fully fitted kitchen with all the facilities you will need. The bedroom has beautiful high beamed ceilings with king sized bed and en-suite. Guest access - guests are welcome to park on our drive. The neighbourhood - we live a stones throw away from our lovely local pub where delicious food is served 7 days a week. we live 5 minutes away from Preston where there is a garden centre, a butchers another great pub and a small shop.
The old coach house is located Within our grounds of our property.. The driveway is shared between ourselves and guests which there is plenty of room. Downstairs is an open plan lounge and modern kitchen, upstairs is a vaulted beamed bedroom with a bathroom, there is a newly installed hot tub available outside at an additional cost. £20 per day payable before arrival
There are long walks in the countryside surrounding us, we are also a 20 minute drive from the city of Canterbury and the coastal towns of Whitstable, margate broadstairs and ramsgate

    A delightful self contained rural holiday chalet situated in the 3.5 acre grounds of our smallholding. We are in a small rural hamlet surrounded by orchards and footpaths with a village pub 4 doors away. Close to sandy beaches at Minnis Bay, Margate, Broadstairs and Ramsgate's Royal Harbour. Whitstable and the city of Canterbury are close by. We are also only 30 minutes to the eurotunnel and dover port if you fancy a day trip to france. Sandwich Bay and St Georges golf course are a short drive.
    The chalet is newly refurbished. It has an open plan lounge, kitchen, diner, shower room, a bedroom with a kingsize bed and walk in wardrobe with plenty of space, a second bedroom with 2 single beds which can be zipped together to make a kingsize bed if requested in advance. Outside there is a covered veranda with chairs to enjoy the evening sun. A picnic bench is outside and parking for 2 cars.
    The local pub is 4 doors away which serves food 7 days a week. There are also many good restaurants in nearby villages. There is a butchers and village store in Preston 2 miles away. There are bigger shops nearby in Birchington and Minster or supermarkets at Westwood Cross. The river Stour is a short walk and other good walks through the local orchards are popular.

  • Fabuloso lugar para quedarse! Nos alojamos aquí durante la noche como un lugar convenientemente situado cerca del túnel y las terminales de ferry en Dover. Fue una excelente ubicación privada con uso privado de un área segura de jardín para permitir que nuestros perros corran. Anfitriones muy encantadores, muy amables y serviciales, y excelente para tener algunos artículos de desayuno (mermelada de croissants de pan de leche, etc.) ya que tuvimos que salir temprano en la mañana, así que fue una gran adición inesperada a nuestra estancia.     Relax and unwind in this artist-run bohemian retreat. Tucked away in the village of Preston, surrounded by orchards, you'll enjoy a peaceful 'get-away' yet be in easy reach of local amenities and Kent's stunning coastline. The studio is blissfully quiet, set back from the cottage with its own entrance under a vine-covered pergola, with access to a large garden. Your host is happy to interact as much or as little as you like, and will gladly share the best experiences the area has to offer.
    Woodsmoke Arts Studios comes with all the usual amenities except TV, so you can be sure to relax and tune in with nature. There is a contemporary yet vintage feel to the studio which boasts high ceilings, large windows, and has a fabulous Swedish log burner at its centre. Built for artists, it has glorious light throughout which creates a sense of space and calm, all adding to the feeling of being on retreat. There is WiFi but the signal can be intermittent and we encourage all guests to switch off their devices and 're-wild'! There is plenty to do to connect with nature, and books and board games to focus a busy mind. There are plenty of places to stretch out and massage/yoga professionals on call to help you relax. Seasonal craft activities can also be arranged. The luxurious double bed has sheets with a generous thread count for you to enjoy a good nights sleep, and there is a pull out sofa bed for additional guests. The 5 meter bell tent can be hired for an additional fee, which will sleep 2-4 extra people comfortably. The studio has its own toilet and separate bathroom with a freestanding tub in which to enjoy a candle-lit soak. Prosecco and cake can be arranged for a treat on arrival, and a continental breakfast comes as standard and can be found in the studio fridge. Tea, coffee, and herbal drinks are also available. There is no kitchen as such, but there is a microwave oven should you need to self cater. Guests have the use of the rear garden, but are asked to keep noise to a minimum in respect of the neighbours and children's riding school at the back of the property. This is a place that welcomes creatives, nature lovers, and folk who won't mind the odd muddy paw print. Allergy sufferers please come prepared, the pollen count can be high and we do have pets and feather filled bedding. If you come across a creepy crawly we will do our best to guide them elsewhere, but we are very much out in the country! Expect to hear birdsong in the morning and owls at night, and sometimes the call of the wild really does drift over the fields as the lions roar from Wingham Wildlife Park.
    Preston is a small rural village with a traditional church, village hall, community meadow, and recreation ground which includes a children's play area. A short walk through the orchards brings you to the picturesque Elmstone, which boasts a beautiful picnic spot and quaint library in a telephone phone box. Within a stones throw of the studio is Preston Garden Centre's fabulous bistro 'Coppers' where you can grab anything from a coffee and croissant to a full roast dinner, and pick up a tropical plant while you're at it! There's also a local shop, butchers, and pub in walking distance, and many more fine eateries and entertaining venues within a few minutes drive. Try The Anchor in Wingham for live music and fabulous pub grub, or Grove Ferry for boat rides or a spot of kayaking. You can paddle up river to nearby Fordwich, as old as the Dooms Day Book, and enjoy Michelin star cuisine for lunch at the Fordwich Arms! Or walk across the fields and relax in front of the fire with a craft beer at the Duke of William in Ickham. Historic Canterbury is a 20 minute drive, as is Sandwich, Deal and Dover. If its Art and Culture you are looking for, hang out in hip Whitstable, visit Margate's Turner Contemporary, or eat fish and chips with an Antony Gormley sculpture in Folkestone, all within a similar distance. There's something for everyone in this region, and with easy access to London, the ports, and channel tunnel, its the perfect place to explore the rest of Europe.

    Self-contained annex with shower room and small kitchenette including fridge, hob and oven. The property is situated in our garden in the Kent village of Preston which is approx 10 miles from Canterbury. The space is open-plan with a double bed. A log burning stove has recently been installed. Please note that the property does not have wifi or a TV.
    The village of Preston is located in the Kent countryside about 10 miles from the historic city of Canterbury with its world famous cathedral, universities and shops and restaurants. The Granary is a self-contained open plan living area with kitchen facilities and separate shower room. In addition to the main living areas on the ground floor, there are steps to a mezzanine balcony which can be used as a sleeping area for a third guest. Outside is a large decked area and guests have use of the garden. There is a double bed and an air bed can be provided to accommodate a third person.
    The village of Preston is situated in a rural part of East Kent, within 10 miles of Canterbury. There is a small village store, pub, butcher, garden centre, park and church. The seaside towns of Broadstairs, Ramsgate and Margate are located about a 20 to 30 minute drive away, where you can find blue flag, sandy beaches, Turner contemporary art gallery and Dreamland amusement park. Also close by are the cinque port towns of Deal, Sandwich and Dover, where you can visit the White Cliffs and historic Dover Castle. Continental Europe is easily accessible either by car ferry from Dover or Eurostar from Ashford. For walkers, the area is well served by footpaths and many pleasant walks. The property is located on route 1 of the National cycle Network and cyclists can also enjoy the Viking coastal trail, accessed from Thanet.

    My place is close to very tranquil spots and areas of outstanding natural beauty. There are beautiful walks along many footpaths around the village and we are close to the sea side with lots of different types of beaches. We are also very close to Canterbury, Sandwich, Whitstable and Margate. You’ll love my place because it is very cosy and is very peaceful. It has its own independent garden and BBQ. The village is quiet and very friendly with a great local pub.. Additional charges for pets £20.

Please read these Booking Conditions carefully and all the other information relevant to your booking, including the information contained in any specific conditions or restrictions set out in the brochure or website description of your chosen property. When making a booking for Hardacre Holiday Cottages you accept that these booking conditions shall apply and be binding unless otherwise agreed by us in writing. In these Booking Conditions, unless the context otherwise requires, words in the singular shall include the plural and vice versa. 1. Making your booking All bookings are subject to availability. The party leader is the person who makes the booking. The party leader must be at least 18 years of age at the time of booking. You undertake by making this booking that the party leader is authorised to make the booking on the basis of these Booking Conditions on behalf of all other members of the party. By making the booking, the party leader confirms that he/she is so authorised and that all other party members agree that the booking is subject to these Booking Conditions. If you pay by (SENSITIVE CONTENTS HIDDEN) we will make a charge of up to 3.5%, subject to a minimum charge of £2.00 for each payment made this way to defray costs, expenses and charges incurred by us in connection with (SENSITIVE CONTENTS HIDDEN) payments. If your payment is not honoured for any reason whatsoever, we are entitled to make an administration charge of £25. 3. Pricing The prices of unsold products and services may be increased or decreased and corrections made to errors in advertised prices at any time before your arrangements are confirmed. The price of your chosen arrangements will be confirmed at the time of booking. As changes and errors occasionally occur, you accept it is your responsibility to check all details at the time of booking. All prices quoted or otherwise advised to you include all charges and any UK taxes or governmental levies that apply to your reservation at the time of booking. Prices and booking conditions are subject to change and variation at our exclusive discretion and you agree to comply with any such changes when you make your booking. You accept that we reserve the right to pass on to you and you agree to pay in full, after your booking has been confirmed, any price increases due to currency fluctuations or other circumstances beyond our control. 4. Brochure or website details Whilst we aim to ensure that the information provided on our website, in brochures and other promotional literature or material produced and circulated by us is accurate, we do not undertake or warrant any such information and you accept when making your booking that we shall not be liable for any misrepresentation or inaccurate information contained in these materials. There may be small differences between the actual property and its description, as we are always seeking to improve services and facilities. Occasionally, problems mean that some facilities or services 3 become unavailable or subject to restriction. If this happens, we will tell the party leader as soon as reasonably practical after we become aware of the situation. We do not accept responsibility or liability for any changes or closures to local services or attractions mentioned in the brochure or on our website, by our advisers or advertised elsewhere. Whilst we make reasonable efforts to ensure that information supplied to you in relation to your property and its facilities and/or services as well as advertised travel and other services is accurate and complete as at the date given, we do not accept responsibility for any inaccurate, incomplete or misleading information about any property or its facilities and services, except where any such information has arisen out of our negligence. 5. If you change or cancel your booking If you wish to change any detail of your confirmed booking we will do our best to make the changes, provided that notification is received in writing at our offices from the party leader. However, we cannot guarantee that we will be able to meet any such request. This notification must be accompanied by payment of any costs due and/or incurred by us. Please be aware that any amendment will be made at the current brochure price, which may differ from the price in the brochure from which you booked your chosen arrangements. Please note that changes to your dates or accommodation may be treated as a cancellation of the original booking and hence be subject to cancellation charges. If you have to, or wish to, cancel your booking, the party leader undertakes to notify us by telephone and confirm such cancellation by email on the same day. The day we receive your notification of cancellation is the date on which your booking is cancelled. Depending on your reason for cancellation, you may receive a refund of some or all monies you have paid to us for your booking (excluding all booking fees and credit card charges you have already incurred). These refund provisions referred to above only apply if the cancellation applies to all members of your party. All prices are for the entire property and not on a per person basis. Cancellation charges are as follows: Number of days before start date of your arrangements that notification of cancellation is received by us Cancellation Charge (plus all booking fees, insurance premiums, credit card charges or administration fees payable by you) More than 70 days Full Deposit (including any Balance of Deposit due) 29 – 70 days 50% of Accommodation Cost or Full Deposit (including any Balance of Deposit due), whichever is the greater. 15 – 28 days 75% of Accommodation Cost 14 days or less 100% Accommodation Cost 4 Where only part of your party needs to cancel this will not normally affect the total cost of your booking unless any travel arrangements or additional services which are charged on a per person basis are cancelled. In these instances any such per person charges paid will be refunded after deducting any cancellation charges. 6. Cancellations or changes by us We do not expect to have to make any changes to your booking, but sometimes problems occur and bookings have to be changed or cancelled or errors in brochures or other details corrected. We reserve the right to do so. If this does happen, we will contact the party leader without liability to pay any compensation or cost incurred by you as a consequence of any such change or cancellation as soon as is reasonably practical, explain what has happened and inform you of the cancellation or change. In the event of cancellation by us, we will only be required to repay to you the sums previously paid by you. 7. Force Majeure Except where otherwise expressly stated in these Booking Conditions, we regret that we do not accept liability to pay any compensation for any costs, losses, damages and expenses howsoever incurred where the performance of obligations by us under your contract is prevented or affected by, or you otherwise suffer any damage or loss as a result of, "force majeure". In these Booking Conditions "force majeure" means an event beyond our reasonable control, including but not limited to, strike, lock-out, labour dispute, act of God, acts of terrorism, war, riot, civil commotion, malicious damage, compliance with a law or governmental order, rule, regulation or direction, accident, breakdown of plant or machinery, insolvency or bankruptcy, fire, flood, snow and storm, difficulty or increased cost in obtaining workers, goods or transport and other circumstances affecting the supply of goods or services. 8. Our liability to you You accept that our maximum liability to you if we are found to be at fault in relation to any service we provide is limited to any direct expenses unrecoverable by you directly related to your booking which you incur as a result of that failure. You accept that we shall not be liable for any indirect and/or consequential losses incurred by you. We do not exclude or limit any liability for death or personal injury which arises as a result of our negligence or that of our employees whilst acting in the course of their employment, or for our own criminal act. Your personal belongings and vehicles (together with their contents) which are left at the property remain entirely at your own risk and responsibility. We do not accept liability for any loss, damage or injury howsoever caused to you or your personal property during your stay at the property except to the extent that such loss, damage or injury is caused by our negligence. We do not accept responsibility for noise or disturbance originating beyond the boundaries of the property or which are beyond our reasonable control. In the event that a source of reasonably obvious noise has been in existence prior to your arrival and we are informed of this, we will contact you to inform you of the disturbance. We do not accept responsibility for the failure of public utilities, including but not limited to water, gas and electricity. 9. Insurance We recommend that you take out adequate insurance to cover you for any losses you might incur for the duration of your stay. 5 10. Disabilities and medical problems If you or any member of your party has any medical problem or disability that may affect your booking please tell us before you confirm your booking, giving us full details in writing. If we reasonably feel unable to properly accommodate the particular needs of the person concerned we reserve the right to decline or cancel the reservation without liability. 11. The Property You are to arrive at your property at any time after 4.00pm (unless advised otherwise, for example on your confirmation) on the start date of your rental period and you are to leave by 10.00am on the last day of your rental period. If your arrival will be delayed beyond 8.00pm on the start date of your rental period, you undertake to contact the person whose details are given on the location guide. If you fail to do so, you may not be able to gain access to the property. If you fail to arrive by 12 noon on the day after the start date of your rental period and you do not advise the person whose details are given on the location guide of your late arrival, we may treat your booking as having been cancelled by you. No refund of any monies paid by you will be made in this situation. A security deposit will be payable in cash (sterling) on arrival. You will be advised of the amount at the time of booking. The security deposit will be refunded at the end of your rental period (subject to deduction for any costs, losses and damages incurred by us for any breakages, damages, loss of property and/or facilities caused by you). You and all members of your party agree to keep the property clean and tidy, to leave the property and all furniture, utensils, equipment, fixtures and fittings in a similar condition as you found them upon your arrival, and to behave lawfully at all times whilst at the property. You and all members of your party further agree not to use the property for any unlawful or commercial purpose, including without limitation, assigning or subletting it or otherwise allowing anyone to occupy it who has not previously been accepted by us. You are responsible for the actual costs of any breakage or damage in or to the property, along with any additional costs, including cleaning or consequential loss that may result, in each case which are caused by you and/or any members of your party, and we can require payment from you to cover any such costs. You will report any breakages and/or damages to us as soon as possible. We will not tolerate any dangerous, offensive or rude behaviour to us, our representatives or third parties such as neighbours. We are entitled at our sole and absolute discretion to refuse to hand over to you and/or to repossess the property if we reasonably believe you or any member of your party is behaving unlawfully, or if any danger, damage or offence is likely to be caused, has been caused or is being caused by the behaviour of you or any members or your party. These circumstances will be treated as a cancellation by you. You also undertake not allow more people than the brochure states to occupy the property, neither can you significantly change the composition of your party during your occupation of the property. If you do any of these things, we can refuse to hand over the property to you and/or can repossess it. If we do so, this will be treated as a cancellation by you. In these situations no refund of any monies you have paid in respect of your booking will be made and we will have no liability to you as a result of this situation arising (including for example any costs or expenses you incur due to not being able to occupy the property, such as the cost of securing an alternative property/ accommodation or the payment of any compensation to you). We will not be obliged to find any alternative accommodation for you. 6 You undertake to allow us and any representatives (including workmen) access to the property at any reasonable time during your occupation of the property to perform inspections and/or works to the property (except in cases of emergency or where a problem needs remedying quickly and you cannot be contacted in time, in which circumstances you agree we are entitled to enter the property at any time without giving you prior notice). Pets are not allowed. Registered guide and support dogs belonging to those with visual and hearing impairments are allowed subject to our having been notified in writing at the time you make your booking. Customers with allergies should be aware that we cannot guarantee that a registered guide and/or support dog has not stayed in their chosen property nor can we accept any liability for any suffering which may occur as a result of such animals having been present. 12. Special requests If you have any special requests you undertake to advise us at the time of booking and confirm them in writing. Although we will endeavour to comply with any reasonable requests, no guarantees can be given that any request will be met. Confirmation that a special request has been noted, or the inclusion of the special request on your written confirmation or any other documentation, is not confirmation that the request will be met. Failure to meet any special request will not be a breach by us of your contract. Bookings made conditional on the fulfilment of a particular request cannot be accepted. 13. Complaints If you have any reasonable cause for complaint, we are anxious that remedial action is taken as soon as possible. It is essential that you contact us immediately if any problem arises so that it can be speedily resolved. It is often extremely difficult (and sometimes impossible) to resolve difficulties properly unless we are promptly notified. Discussion of any criticisms with us whilst you are in residence will usually enable shortcomings to be rectified straightaway. In particular, complaints of a transient nature (for example, regarding preparation or heating of the property) cannot possibly be investigated unless registered whilst you are in residence. If you feel that the problem has not been resolved to your satisfaction, then the party leader undertakes, within 14 days of returning from your holiday rental, to put your complaint in writing to us. If you fail to do so, this may affect your entitlement to claim compensation where this would or may otherwise have been appropriate. 14. Passports, visas and health requirements We regret we cannot accept any liability if you or any members of your party are refused entry onto any transport or into any country due to the failure on the part of the person concerned to carry or supply correct documentation. If you or any member of your party is not a British citizen or holds a non-British passport, you undertake to check passport and visa requirements with the Embassy or Consulate of the country(ies) to or through which you are intending to travel. If failure to have or to supply any necessary travel or other documents results in fines, surcharges or other financial penalty being imposed on us, you will be responsible for reimbursing us accordingly. We reserve the right to request any personal details, including passport numbers, if required to do so by the authorities or by law. 15. Governing law 7 It is agreed that any dispute, claim or other matter which may arise in relation to your booking will be governed by English Law and the parties agree to submit to the exclusive jurisdiction of the Courts of England and Wales. 16. Communicating with you For the purposes of the Data Protection Act 1998, Hardacre Holiday Cottages and its owners are the sole data controller of all personal data provided to us by customers and prospective customers. In order to process your booking we need to collect certain personal details from you, for example names and addresses of party members, payment details, special requirements such as those relating to any disability or medical condition which may affect any party member's arrangements and any dietary restrictions which may disclose religious beliefs. If we need any other personal details, we will tell you before we obtain them from you. We need to pass on your personal details to the companies and organisations who need to know them so that your booking and any travel-related services (if any) can be provided for example other suppliers or agents, or your credit/debit card company or bank, or for verification of details relating to your booking. Such individuals, companies and organisations may be outside the European Union. Data protection legislation in those countries may differ from that in the UK. We also need to process and store your personal details for our own administration, market analyses and operational reviews. We would also like to store and use your personal details for future marketing purposes (for example, sending you brochures, emails or details of promotions and offers which we feel may be of interest to you). All details you give to us at any time will be kept, but only names, contact details and any booking preferences will be used for marketing purposes unless you are informed otherwise when you provide the information. We may also disclose your details to immigration and/or law enforcement authorities where we are required to do so. If you do not wish to receive any or all of the communications set out in this Section, please let us know as soon as possible by telephone, letter, e-mail or fax. We are entitled to assume that you do not object to being communicated with unless you have indicated otherwise either at the time you gave your details to us or subsequently. Except where expressly permitted by the Data Protection Act 1998, we will only deal with the personal details you give to us as set out above unless you agree otherwise. Sit around the breakfast/dining table for a meal you can prepare in the well equipped kitchen, or enjoy a delicious take-away from one of the many restaurants in the area. There's a picnic table outside the cottage to enjoy al-fresco meals in the warmer weather. Rosie and Sam, our resident donkeys will be delighted to meet you!
    This part of Kent is known for it's beautiful orchards. Hawthorn Farm is surrounded by apple, pear and blackcurrant orchards, as well as fields of wheat, corn and other crops growing in the area. Our home (Hawthorn Farm House) was converted from farm buildings about 25 years ago, together with the four 2-bedroom cottages, which were originally converted to be used by farm labourers/fruit pickers in the many acres of surrounding fruit orchards.     In the gorgeous Kent countryside, the Glamp Site is based at the heart of 'Preston Court' - a 600 acre Farm and Nature Reserve, just outside the lovely Cathedral City of Canterbury. It is the perfect place to take a city break, being just a 54 minute train journey from London St Pancras to Canterbury. The Bell Tents are arranged in a tranquil meadow, bordered by grazing fields, woodland, and the Nature Reserve of Preston Marsh. The outdoor living area is home to a selection of tables and seating with fire pits and BBQs. The Geodesic Dome is perfect if the weather is not so perfect - it is perfect fro a dinner party or romantic meal, and great for stargazing! Guests have the use of 'The Wendy House Kitchen' which is kitted out with a fridge, kettle, toaster, a 2 ring hob and mini oven. All cutlery, plates, cups, glasses etc. can also be found in the cupboards. We provide the basics such as bread, butter, milk, tea and coffee, as well as a selection of breakfast pastries, muesli, granola, cereal and natural yoghurt. Parking is just a short walk across the farm, so just bring yourselves, your clothes and some food! We are very lucky to have several very good local pubs such as the gastro pub 'The Duke William' in Ickham and 'The Rose' in Wickhambreaux, both within easy walking distance, across the Preston Court Estate. The next door village of Wingham also offers a great Indian restaurant and takeaway, alongside another great gastro pub 'The Dog'. This is a walkers/cyclists paradise! Use the Glamp Site as a base to enjoy the surrounding area - no need to see any roads/traffic in this location - just roam the beautiful countryside at your leisure! Please note the owners of Preston Court wish to keep the noise to a minimum, and ask that guests respect the surrounding wildlife and nature reserve setting. Low level music is permitted until 11pm. Dogs are welcome, but please discuss this prior to booking as we are a working farm and Dogs have to be strictly controlled.

It's in a remote and peaceful setting in East Kent, surrounded by orchards - and yet it is also within easy reach of some fantastic blue flag sandy beaches, championship golf courses, wildlife parks, ports/marinas, charming seaside towns and of course the historic Cathedral City of Canterbury.     Our home has just gone a complete refurbishment and it offers two bedrooms for guests. One is a double en suite room and the other is a king-size room with its own private bathroom (with a double bath). Our home has two reception rooms - one overlooking a farm, with the other a more cozy place for evening discussions in front of a wood burner. There is also the attic - which is known at home as the Gallery - where guests can sit and view the activities of our small farm - composed of chickens, ducks, guinea fowl and 2 alpacas! Our home also has twenty-foot fish pond in the middle of a Zen garden where guest can meditate, do yoga, or enjoy the quiet with a cup of filtered coffee or green tea There is private parking
    Westmarsh is hamlet of Ash and is an extremely quiet place in the midst of Kentish farmland. Westmarsh is on Cycle Route 1. The 3 biggest towns are Sandwich (10 mins), Canterbury (25 mins) and the Thanet towns of Ramsgate, Margate and Broadstairs (30 mins). Typically, guests wake up to the gentle clopping of horses and are often greeted by a waft of lavender scents from our own lavender patch

The next door village of Wingham also offers a great Indian restaurant and takeaway, alongside another great gastro pub 'The Dog'. This is a walkers/cyclists paradise!     White Post Cottage was originally an early 19th century farm workers' cottage and is now a comfortable and well-equipped home, which has recently been completely redecorated and modernised. It is detached and has a generous, fully enclosed and pet-friendly garden. It is perfectly located for exploring the local area, including the historic cathedral city of Canterbury, the idyllic local villages and beautiful countryside, as well as the nearby coast.
    It is situated on the junction on Longmete Road and The Street. It can accommodate five people very comfortably in two double bedrooms with double deluxe beds, and one single bed with a memory foam matress. There is also a single inflatable mattress, should it be needed (surprisingly comfortable!) - and room to put up a cot in any of the bedrooms. There are not any child gates though, please take note! There is a large sitting room with a small dining table, two sofas and an inglenook fireplace, as well as a separate dining room with a table which can seat up to six people, with French doors out onto the patio. The cottage has a new luxury kitchen with underfloor heating, bathroom with rain shower, conservatory with a relaxing day bed and a downstairs W.C. The mature garden includes a pear tree, medlar and vegetable garden (you are welcome to pick your own if there at the right time!) and there is a recently laid brick patio. There is also a separate cabin, used as a Pilates studio with mats, some equipment and an exercise bike. I am a qualified Pilates instructor and may be able to offer classes during your stay - please feel free to enquire. There is ample parking for at least three cars adjacent to the house. There are two hens in an enclosure next to the parking area - you are welcome to collect the eggs for breakfast.
    Preston is a small, but vibrant village with a great community spirit. It benefits from a local shop, a pub, butchers and garden centre. It is very close to Preston Court where weddings are held (easy walking distance). There are some fabulous walks straight out of the cottage and I can give advice on local walking / running routes. Preston is also close to other idyllic villages such as Ickham, Wickhambreaux and Wingham, all of which have great pubs! The cross-country walk from the cottage to The Rose at Wickhambreaux and back is a must! There are other places to visit nearby, such as the historic cathedral city of Canterbury, the pretty medieval town of Sandwich and lovely coastal towns such as Deal and Broadstairs with stunning coastal walks. Closer to home there are numerous public footpaths, the Saxon Shore Way and great cycle routes, as well as canoeing and kayaking available at Grove Ferry. I am very happy to give advice about any of these places and activities, just ask!

There are beautiful walks along many footpaths around the village and we are close to the sea side with lots of different types of beaches. Whilst we make reasonable efforts to ensure that information supplied to you in relation to your property and its facilities and/or services as well as advertised travel and other services is accurate and complete as at the date given, we do not accept responsibility for any inaccurate, incomplete or misleading information about any property or its facilities and services, except where any such information has arisen out of our negligence. 5. If you change or cancel your booking If you wish to change any detail of your confirmed booking we will do our best to make the changes, provided that notification is received in writing at our offices from the party leader. However, we cannot guarantee that we will be able to meet any such request. This notification must be accompanied by payment of any costs due and/or incurred by us. Please be aware that any amendment will be made at the current brochure price, which may differ from the price in the brochure from which you booked your chosen arrangements. Please note that changes to your dates or accommodation may be treated as a cancellation of the original booking and hence be subject to cancellation charges. If you have to, or wish to, cancel your booking, the party leader undertakes to notify us by telephone and confirm such cancellation by email on the same day. The day we receive your notification of cancellation is the date on which your booking is cancelled. Depending on your reason for cancellation, you may receive a refund of some or all monies you have paid to us for your booking (excluding all booking fees and credit card charges you have already incurred). These refund provisions referred to above only apply if the cancellation applies to all members of your party. All prices are for the entire property and not on a per person basis. Cancellation charges are as follows: Number of days before start date of your arrangements that notification of cancellation is received by us Cancellation Charge (plus all booking fees, insurance premiums, credit card charges or administration fees payable by you) More than 70 days Full Deposit (including any Balance of Deposit due) 29 – 70 days 50% of Accommodation Cost or Full Deposit (including any Balance of Deposit due), whichever is the greater. 15 – 28 days 75% of Accommodation Cost 14 days or less 100% Accommodation Cost 4 Where only part of your party needs to cancel this will not normally affect the total cost of your booking unless any travel arrangements or additional services which are charged on a per person basis are cancelled. In these instances any such per person charges paid will be refunded after deducting any cancellation charges. 6. Cancellations or changes by us We do not expect to have to make any changes to your booking, but sometimes problems occur and bookings have to be changed or cancelled or errors in brochures or other details corrected. We reserve the right to do so. If this does happen, we will contact the party leader without liability to pay any compensation or cost incurred by you as a consequence of any such change or cancellation as soon as is reasonably practical, explain what has happened and inform you of the cancellation or change. In the event of cancellation by us, we will only be required to repay to you the sums previously paid by you. 7. Force Majeure Except where otherwise expressly stated in these Booking Conditions, we regret that we do not accept liability to pay any compensation for any costs, losses, damages and expenses howsoever incurred where the performance of obligations by us under your contract is prevented or affected by, or you otherwise suffer any damage or loss as a result of, "force majeure". In these Booking Conditions "force majeure" means an event beyond our reasonable control, including but not limited to, strike, lock-out, labour dispute, act of God, acts of terrorism, war, riot, civil commotion, malicious damage, compliance with a law or governmental order, rule, regulation or direction, accident, breakdown of plant or machinery, insolvency or bankruptcy, fire, flood, snow and storm, difficulty or increased cost in obtaining workers, goods or transport and other circumstances affecting the supply of goods or services. 8. Our liability to you You accept that our maximum liability to you if we are found to be at fault in relation to any service we provide is limited to any direct expenses unrecoverable by you directly related to your booking which you incur as a result of that failure. You accept that we shall not be liable for any indirect and/or consequential losses incurred by you. We do not exclude or limit any liability for death or personal injury which arises as a result of our negligence or that of our employees whilst acting in the course of their employment, or for our own criminal act. Your personal belongings and vehicles (together with their contents) which are left at the property remain entirely at your own risk and responsibility. We do not accept liability for any loss, damage or injury howsoever caused to you or your personal property during your stay at the property except to the extent that such loss, damage or injury is caused by our negligence. We do not accept responsibility for noise or disturbance originating beyond the boundaries of the property or which are beyond our reasonable control. In the event that a source of reasonably obvious noise has been in existence prior to your arrival and we are informed of this, we will contact you to inform you of the disturbance. We do not accept responsibility for the failure of public utilities, including but not limited to water, gas and electricity. 9. Insurance We recommend that you take out adequate insurance to cover you for any losses you might incur for the duration of your stay. 5 10. Disabilities and medical problems If you or any member of your party has any medical problem or disability that may affect your booking please tell us before you confirm your booking, giving us full details in writing. If we reasonably feel unable to properly accommodate the particular needs of the person concerned we reserve the right to decline or cancel the reservation without liability. 11. The Property You are to arrive at your property at any time after 4.00pm (unless advised otherwise, for example on your confirmation) on the start date of your rental period and you are to leave by 10.00am on the last day of your rental period. If your arrival will be delayed beyond 8.00pm on the start date of your rental period, you undertake to contact the person whose details are given on the location guide. If you fail to do so, you may not be able to gain access to the property. If you fail to arrive by 12 noon on the day after the start date of your rental period and you do not advise the person whose details are given on the location guide of your late arrival, we may treat your booking as having been cancelled by you. No refund of any monies paid by you will be made in this situation. A security deposit will be payable in cash (sterling) on arrival. You will be advised of the amount at the time of booking. The security deposit will be refunded at the end of your rental period (subject to deduction for any costs, losses and damages incurred by us for any breakages, damages, loss of property and/or facilities caused by you). You and all members of your party agree to keep the property clean and tidy, to leave the property and all furniture, utensils, equipment, fixtures and fittings in a similar condition as you found them upon your arrival, and to behave lawfully at all times whilst at the property. You and all members of your party further agree not to use the property for any unlawful or commercial purpose, including without limitation, assigning or subletting it or otherwise allowing anyone to occupy it who has not previously been accepted by us. You are responsible for the actual costs of any breakage or damage in or to the property, along with any additional costs, including cleaning or consequential loss that may result, in each case which are caused by you and/or any members of your party, and we can require payment from you to cover any such costs. You will report any breakages and/or damages to us as soon as possible. We will not tolerate any dangerous, offensive or rude behaviour to us, our representatives or third parties such as neighbours. We are entitled at our sole and absolute discretion to refuse to hand over to you and/or to repossess the property if we reasonably believe you or any member of your party is behaving unlawfully, or if any danger, damage or offence is likely to be caused, has been caused or is being caused by the behaviour of you or any members or your party. These circumstances will be treated as a cancellation by you. You also undertake not allow more people than the brochure states to occupy the property, neither can you significantly change the composition of your party during your occupation of the property. If you do any of these things, we can refuse to hand over the property to you and/or can repossess it. If we do so, this will be treated as a cancellation by you. In these situations no refund of any monies you have paid in respect of your booking will be made and we will have no liability to you as a result of this situation arising (including for example any costs or expenses you incur due to not being able to occupy the property, such as the cost of securing an alternative property/ accommodation or the payment of any compensation to you). We will not be obliged to find any alternative accommodation for you. 6 You undertake to allow us and any representatives (including workmen) access to the property at any reasonable time during your occupation of the property to perform inspections and/or works to the property (except in cases of emergency or where a problem needs remedying quickly and you cannot be contacted in time, in which circumstances you agree we are entitled to enter the property at any time without giving you prior notice). Pets are not allowed. Registered guide and support dogs belonging to those with visual and hearing impairments are allowed subject to our having been notified in writing at the time you make your booking. Customers with allergies should be aware that we cannot guarantee that a registered guide and/or support dog has not stayed in their chosen property nor can we accept any liability for any suffering which may occur as a result of such animals having been present. 12. Special requests If you have any special requests you undertake to advise us at the time of booking and confirm them in writing. Although we will endeavour to comply with any reasonable requests, no guarantees can be given that any request will be met. Confirmation that a special request has been noted, or the inclusion of the special request on your written confirmation or any other documentation, is not confirmation that the request will be met. Failure to meet any special request will not be a breach by us of your contract. Bookings made conditional on the fulfilment of a particular request cannot be accepted. 13. Complaints If you have any reasonable cause for complaint, we are anxious that remedial action is taken as soon as possible. It is essential that you contact us immediately if any problem arises so that it can be speedily resolved. It is often extremely difficult (and sometimes impossible) to resolve difficulties properly unless we are promptly notified. Discussion of any criticisms with us whilst you are in residence will usually enable shortcomings to be rectified straightaway. In particular, complaints of a transient nature (for example, regarding preparation or heating of the property) cannot possibly be investigated unless registered whilst you are in residence. If you feel that the problem has not been resolved to your satisfaction, then the party leader undertakes, within 14 days of returning from your holiday rental, to put your complaint in writing to us. If you fail to do so, this may affect your entitlement to claim compensation where this would or may otherwise have been appropriate. 14. Passports, visas and health requirements We regret we cannot accept any liability if you or any members of your party are refused entry onto any transport or into any country due to the failure on the part of the person concerned to carry or supply correct documentation. If you or any member of your party is not a British citizen or holds a non-British passport, you undertake to check passport and visa requirements with the Embassy or Consulate of the country(ies) to or through which you are intending to travel. If failure to have or to supply any necessary travel or other documents results in fines, surcharges or other financial penalty being imposed on us, you will be responsible for reimbursing us accordingly. We reserve the right to request any personal details, including passport numbers, if required to do so by the authorities or by law. 15. Governing law 7 It is agreed that any dispute, claim or other matter which may arise in relation to your booking will be governed by English Law and the parties agree to submit to the exclusive jurisdiction of the Courts of England and Wales. 16. Communicating with you For the purposes of the Data Protection Act 1998, Hardacre Holiday Cottages and its owners are the sole data controller of all personal data provided to us by customers and prospective customers. In order to process your booking we need to collect certain personal details from you, for example names and addresses of party members, payment details, special requirements such as those relating to any disability or medical condition which may affect any party member's arrangements and any dietary restrictions which may disclose religious beliefs. If we need any other personal details, we will tell you before we obtain them from you. We need to pass on your personal details to the companies and organisations who need to know them so that your booking and any travel-related services (if any) can be provided for example other suppliers or agents, or your credit/debit card company or bank, or for verification of details relating to your booking. Such individuals, companies and organisations may be outside the European Union. Data protection legislation in those countries may differ from that in the UK. We also need to process and store your personal details for our own administration, market analyses and operational reviews. We would also like to store and use your personal details for future marketing purposes (for example, sending you brochures, emails or details of promotions and offers which we feel may be of interest to you). All details you give to us at any time will be kept, but only names, contact details and any booking preferences will be used for marketing purposes unless you are informed otherwise when you provide the information. We may also disclose your details to immigration and/or law enforcement authorities where we are required to do so. If you do not wish to receive any or all of the communications set out in this Section, please let us know as soon as possible by telephone, letter, e-mail or fax. We are entitled to assume that you do not object to being communicated with unless you have indicated otherwise either at the time you gave your details to us or subsequently. Except where expressly permitted by the Data Protection Act 1998, we will only deal with the personal details you give to us as set out above unless you agree otherwise. You are generally entitled to ask us (by letter, fax or e-mail) if and how we are processing your personal details. We are entitled to charge a fee in responding to such a request. We promise to respond to your request within 40 days of receiving this in writing and payment of the appropriate fee (if required by us). In certain limited circumstances we are entitled to refuse your request. We may also record or monitor telephone calls to and from us for staff or training purposes.     This is a small friendly village with its own shop and butcher. The local pub is accessible on foot from the cottage. It also has a big garden centre. Many walks can be made from the cottage without using the car.

We have our very own Geodesic Garden Dome, so guests can enjoy a 360 degree view whilst staying warm and cosy, snuggled up with a fluffy blanket and the heating on!
    In the gorgeous Kent countryside, the Glamp Site is based at the heart of 'Preston Court' - a 600 acre Farm just outside the lovely Cathedral City of Canterbury. It is the perfect place to take a city break, being just a 54 minute train journey from London St Pancras to Canterbury. Guests have the use of 'The Wendy House Kitchen' which is kitted out with a fridge, kettle, toaster, a 2 ring hob and mini oven. All cutlery, plates, cups, glasses etc. are provided. A brand new, purpose built bathroom cabin provides plenty of very nice facilities and very powerful hot showers! The Bell Tents are arranged in a horseshoe shape, around the outdoor living area, where a BBQ can also be found (please bring your own charcoal) We provide the basics such as bread, butter, milk, tea and coffee, as well as a selection of breakfast pastries, muesli, granola, cereal and natural yoghurt. Parking is just a short walk across the farm, so just bring yourselves, your clothes and some of your favourite food! We are very lucky to have several very good local pubs such as the gastro pub 'The Duke William' in Ickham and 'The Rose' in Wickhambreaux, both within easy walking distance, across the Preston Court Estate. The next door village of Wingham also offers a great Indian restaurant and takeaway, alongside another great gastro pub 'The Dog'. This is a walkers/cyclists paradise! Use the Glamp Site as a base to enjoy the surrounding area - no need to see any roads/traffic in this location - just roam the beautiful countryside at your leisure! Please note the owners of Preston Court wish to keep the noise to a minimum - they do not mind low level music. We are not against dogs staying, but please discuss this prior to booking as we are a working farm and dogs have to be strictly controlled (we also prefer them to stay off the furniture!).

    Set in the heart of the Kent countryside, my partner & I would like to welcome you to our slice of heaven. The house was an early 19th century cottage which has just gone a complete refurbishment. Wake up to the clopping of horses & be surrounded by orchards and farmlands. Ramble or cycle on footpaths to reach rural villages, drive to the historic towns of Canterbury (25 mins) or Sandwich (10 mins), or spend time in the seaside towns of Ramsgate & Broadstairs. We look forward to meeting you.
    Our home has just gone a complete refurbishment and it offers two bedrooms for guests. One is a double en suite room and the other is a king-size room with its own private bathroom (with a double bath). Our home has two reception rooms - one overlooking a farm, with the other a more cozy place for evening discussions in front of a wood burner. There is also the attic - which is known at home as the Gallery - where guests can sit and view the activities of our small farm - composed of chickens, ducks, guinea fowl and 2 alpacas! Our home also has twenty-foot fish pond in the middle of a Zen garden where guest can meditate, do yoga, or enjoy the quiet with a cup of filtered coffee or green tea There is private parking
    Westmarsh is hamlet of Ash and is an extremely quiet place in the midst of Kentish farmland. Westmarsh is on Cycle Route 1. The 3 biggest towns are Sandwich (10 mins), Canterbury (25 mins) and the Thanet towns of Ramsgate, Margate and Broadstairs (30 mins). Typically, guests wake up to the gentle clopping of horses and are often greeted by a waft of lavender scents from our own lavender patch

    Arguably one of the prettiest houses in east Kent, we are very luck to offer this house for the Golf Open Tournament July 2020. We are 15 minutes drive from Sandwich, in an idyllic, quintessentially British setting. There are large gardens with lawns, two ponds with lilly pads and lots of pretty established trees, plants and flowers. In summer you can watch the sun set from the kitchen and sit on the terrace next to the fountain and have a BBQ or evening drinks and dinner.
