This unique, architecturally designed aluminium pod, provides a glamorous retreat. Nestling in a private woodland, since 2016, overlooking a dew pond and the valley below, the space affords a kingsize bed, shower/wc, living area incorporating a 'galley' kitchen. Wood-burning stove, dining table and chairs and a sofa/ bunk bed. Please be advised that there are NO curtains/blinds, in the accommodation, nor tv/wifi/mobile reception. The Airship is NOT suitable for those who need these services.

Originally the old potting shed, the Bothy sits alongside our Grade II listed walled garden. Beautifully restored and super cosy, it combines original features with modern comfort, including exposed brick, oak floors, a log burner, two ensuite bedrooms and a well-equipped kitchen. The Hideaway” is located in the peaceful village of Houghton, just moments from where the South Downs Way crosses the River Arun. This oak-framed garden room offers studio-style, open-plan living with a comfortable double bed, a well-equipped kitchenette and a separate private bathroom. French doors open onto a secluded garden area, perfect for al fresco dining, a morning coffee in the sun, or simply relaxing while soaking up beautiful, uninterrupted views of the South Downs.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
