The Lip-Ton airbnb was a breath of fresh air. Located just outside of downtown Victoria this airbnb boasted magnificent views of Gorge lake and provided a quiet place to relax after a long day of exploring. If your looking for a place with more amenities then maybe this place is not for you, however for the price I think it meets expectations. The only thing I wish was different was having access to the kitchen in the home. It's blocked behind a door that says employees only so we weren't able to access it making it difficult to make or prepare your own food. Other than that I would give this place a 5 star review.

The apartment felt very cozy and had all of the amenities we needed. The space can get quite warm and stuffy but the air conditioning units helped with that. There was also a lot of construction during the time we stayed which made it a bit inconvenient and noisy. Other than that, the host was very responsive and the area was very walkable. We would stay here again on our next visit to Langford.

Wow, Lipton's house, next to the water was perfect. Every morning we woke up to the beautiful view over looking the water of the inlet. After getting up, we enjoyed a refreshing walk in the air along the waterfront. there were many joggers and friendly people out walking their dogs each morning. it was a great start to any day. the place was central to everything that we wanted to visit. Lipton was a great host. He always made sure we were comfortable and gave great recommendations for the surrounding area. I would highly recommend his place and go back to it again if visiting Victoria in the future.

The spectacular elevated views from every front room including the sunroom, outdoor decks and the front patio were the highlight! Witnessed the sunrise every morning behind the Gulf Islands and Vancouver mountains and even caught the harbour seals floating by down below. Lots of ferry, freighter, log boom movement to keep us entertained. The carport parking for 2 cars was convenient for guests and the EV charger came in handy. Although we didn't communicate with the host by name, EMR Vacation Rentals was very responsive and helpful. Loved the full Shaw cable channel lineup on the big TV so we could watch the live Masters golf. Some confusion on which Unit was ours on arrival but I'm new to AirBnb. There was activity in the smaller second unit below us but there was no interaction and they were very quiet. To take advantage of the full patio furniture, outdoor fireplace etc. come in May onward. We will be booking again with EMR and this property when back on the island.

They asked and knew we were staying for a sports weekend so left us Gatorade bananas and bubbly water for us. Quite clean and private. Perfect for our needs

Excellent host…property was roomy recently done over with many nice touches. Very comfortable beds and amenities for our group of six. Kitchen and bathroom very well well supplied. Would not hesitate to recommend this accommodation.

This home was amazing! From the linens to the indigenous art... just beautiful. The view was fantastic and there is plenty of furniture outside to enjoy the scene. The home was spacious and spotless. Fluffy towels, cozy bedding and a kitchen stocked with every gadget you'd need. We were able to purchase kitchen basics near by, and enjoyed our trips to Duncan for lunch a few days. Check out the fresh fish market in Duncan and the Saturday only Farmers Market. PS: "Brunch on 3rd" is worth the wait.

La vue de la maison est proprement exceptionnelle. On se sent très privilégié d’être sur cette terrasse construite autour d’un arbutus. L’intérieur de la maison est conforme aux photos, agréable et plutôt bien équipée. Éric nous a donné des conseils très utiles pour visiter l’île et nous avons passé un merveilleux séjour.

The guest house was larger than we expected! Perfect for two people needing separate bedrooms, or would be great for two couples as well. Super clean and had everything we needed (we cooked all of our meals there). Very easy to get to downtown, and just a short walk to Uptown Mall. Thanks for the great place to stay while in Victoria Iqbal and Ryan- we hope to come again :)

Kevin's place was wonderful to stay at, was quite and peaceful. Close to the beaches and other amenities. Made attending my friends babyshower effortless. The mini putting course was also fun as hell!

I had a fantastic stay! The place was exactly as described — clean, comfortable, and thoughtfully set up. The location was perfect, and the check-in process was smooth and easy. Cara was very responsive and made sure I had everything I needed. I would absolutely stay here again and highly recommend it to anyone visiting the area

We had a fantastic stay - right on the ocean with beautiful sunrise and sunset views. The jacuzzi overlooking the water was enjoyed by all. The kitchen is spectacular with everything you could need and the living area is very nice. The full wall of glass windows and sliders with the wrap-around deck was great. The heated floors were an unexpected, but welcome surprise!

Clean, cozy accommodation. Incredibly clean air (we came from Edmonton). Quiet area, minimal traffic. The hosts are friendly and kind, we almost never crossed paths with them. We had one short conversation when Oleksandr asked how we liked the conditions and if we had any questions or complaints. We are very grateful to the hosts for the welcome. We recommend this accommodation. Чисте, затишне житло. Неймовірно чисте повітря (ми приїхали з Едмонтона). Тихий район, мінімальний рух транспорту. Господарі привітні та люб'язні, ми майже ніколи з ними не перетиналися. У нас була одна коротка розмова, коли Олександр запитав, як нам подобаються умови та чи є у нас якісь запитання чи скарги. The River House was the perfect home base for our family’s BC getaway. There was more than enough space for the four of us and our small dog, including an extra bedroom for the kids to have a sleepover when they wanted to. The appliances seem new and high-end, and the kitchen is well-stocked. We really appreciated the ability to charge our EV while we were there. We did not get to use many of the outdoor amenities due to rain, but we will definitely do so if we return during better weather. We would highly recommend this Airbnb for a family of 4-6 people!

Lisa and Steve were great. Place was as exactly as the photos. I visit this area once or twice a year. This place was spot on compared to some of the others.

Wonderful place to stay. We came without a car and were able to walk everywhere: Cook Street Village, Beacon Hill park, downtown, Chinatown, the inner harbour. Being able to watch the ships from the front room and walk along the seafront right out the front door was amazing. The house is luxurious and spotlessly clean. A great getaway spot!

What a beautiful spot! Loved sitting on the balcony enjoying the ocean view. The nearby walking/biking trail was amazing. Wish I could have stayed longer. Lots more trails I wanted to do. Viewing the murals is a must see! Ice cream at Scoops By The Sea is a must do.

The day of check in there was a snow storm. There was communication all day regarding the condition of the road. They managed to have all the snow cleared and sidewalk salted in time for a early check in. They also followed up to make sure everything was ok. The space has a beautiful view of the bay from the living areas and bedroom. The utilities are new and modern. Very comfortable and would defiantly recommended it to anyone looking for a peaceful stay outside of city limits.

Stunning spot and location! Perfect for 4 people (despite one bathroom, at least the toile5 is in a separate room inside the bathroom). Great communication, easy check in and place was clean. Appreciate the comfortable beds, great quality linen and towels. Kitchen has limited space for groceries if you’re staying a bit longer. The panel to the dishwasher fell off while we were there and the wine fridge didn’t work but overall, would absolutely recommend.

Robert was a wonderful host with great suggestions for outings and shared his knowledge of the wildlife and area. The highlight for me was watching the family of sea otters fish in the ocean from the beautiful beach deck! We absolutely did not want to leave!

Stunning views and a wonderful space with a delightful garden. We loved it here and did not want to leave. This property has access to the ocean, and a huge deck to watch the ocean and wildlife. The suites are well appointed, clean and spacious. The suites even included binoculars! We would recommend this spot - it was well worth the drive.

wonderful home to stay in. Had everything and more that we could have needed. Perfect for our 6 month old who could roam freely throughout the house with no worry. We will definitely be booking again next year when we come back for our fishing trip.
