We enjoyed our stay, we had 10 people it was a mix of teens, adults and 1 child. The house is beautiful, each bedroom was comfortable and had an en-suite bathroom. The first floor provided good space to gather. In the pool there are 2 shallow areas and 1 is usually in the shade and 1 in the sun, this was helpful to have what each individual needed all day. We loved the neighborhood, it is lush with vegetation and lovely sounds of nature. Right outside the gate is an additional development with many great cafes and areas to walk. We really didn’t discover this until the last day. To do over we would’ve utilized this for dinners or breakfasts. The closest cafe was less than a five minute walk. If you have a car this is a great location to get to the beaches or any surrounding area easily. I would easily recommend this home, the pictures accurately represent the property.

Luis and his wife were very friendly, welcoming and accommodating. They provided great recommendations prior to our arrival and even once there they responded timely to our requests for additional recommendation. Great place to stay, to bad we didn't have time to fully enjoy the house but it was great.

Pictures on this listing do not do this property justice at all! We arrived early and the host was very responsive and accommodating. Also helped carry our bags to the villa with no hesitation. We were delighted to find such a modern and clean space right near where we wanted to be. It was the perfect central location for people who want to enjoy downtown tulum as well as the beach strip. As far as transportation, the security guard was such a big help and called us a taxi at any time we needed and made sure we were okay and safe when returning to Villa late at night. It was the perfect place for us to stay and such a great value. We will definitely be booking again very soon. Thank you again to such amazing hosts!

This is a cute, little jungle hideaway that gives you the sense of privacy and serenity. The house was cute and as pictured in the description. We thoroughly enjoyed that every bedroom was attached to a full bathroom. My favorite was the rough top and it was so lovely at night. The binder that they prepared about the house, attraction and Tulum was extremely helpful. The concierge helped planned our trip and gather things for me as it was my mother's birthday trip. If any little things came up about the house, their response was quick and solved any little issues (which weren't many). The location was in a great spot with cute cafes, restaurants and markets. Would recommend and would stay again.

The place is really great and worth the price! Be aware, you should rent motorbike or VUS. The place is really far from the city, and the taxi are expansives.

We were delighted with our stay in every way. The house is beautiful, tastefully furnished, well equipped and well located, with several nice restaurants within walking distance. Rosa a été super et très proactive. Elle a réglé les petites pépins instantanés. La maison possède tout ce qu’on a besoin. Seul petit hic est que le chemin n’est pas encore construit alors c’est très bumpy pour y accéder. Étant donné qu’il n’y a pas beaucoup de soleil dans la cour, la piscine était très froide et les enfants se sont très peu baigné. Cependant, la cour est splendide, le bbq au charbon super, les chambres et la cuisine parfaite. Rosa nous avais aussi laissé de petites attentions à notre arrivé (beurre de peanut, confiture, craquelin). C’était très apprécié. Nous reviendrons n’importe quand

My friends and I had a fantastic stay here! Safe and quiet neighborhood, with a beautiful courtyard, pool and scenery. We were walking distance to lots of great restaurants/shops, and the hosts were extremely helpful and responsive. I also highly recommend booking a massage through them, they were absolutely wonderful! 10/10 experience.

Great location, easy to walk around. Stayed 6 nights and felt right at home. Amazing Private pool and shaded lounge area, had an incredible view of the sunset! May have been nice to know that the pool was missing a pane of glass, we had intending to use floaty in the pool but didn’t feel safe doing so, but with that being said it was amazing to have and great to spend time in. Communal pool was shared by 6 or 7 units, never busy and well maintained. Host was great, super responsive and VERY accommodating. Kitchen was well stocked. AC in every room, in suite laundry was a huge bonus! Walking distance to PePe food truck, had incredible tacos for a great price. If you wanted something more upscale El Agavero had great food! OG for breakfast was awesome. Found that most of the best meals we had were closer to the Airbnb and not on the main (highway 307). Super cool area in general, C.7 Sur had great shops, food and bars. Always felt Safe walking around even at night.

Awesome stay! Perfect location in La Veleta; two streets down from a lively street filled with cute restaurants, cafés and boutiques; 15-minute scooter ride to the beach (which is fun in and of itself!) The apartment was clean, spacious, cozy. Beds were very comfortable. Nice common area as well with the pool and gym. I highly recommend.

A wonderful place! We so enjoyed the spacious apartment, excellent spacious showers, comfortable beds, lovely garden and pool. The caretaker Alejandro was so kind and helpful. He even loaned us containers to pack our lunch out when we went to Tulum! This is a perfect for families who wish to stay a while and cook their own food. Highly recommend!

Minerva has been a wonderful host! Location is convenient and amenities is as listed. The building has a gym and a longer pool as well.

Michel's place was everything I was looking for in Tulum. I really enjoyed my stay there. The place is in a great and quiet location and was super clean and comfortable. Highly recommended.

my stay with tulum breeze was nothing but amazing & more! the pictures didn’t do any justice, the place was even more beautiful than the pictures! it very much felt like a home away from home, it was very cozy! i was staying for a couple days for my birthday & was very pleased. my hosts were such an amazing help. the power went out (of course not their fault. the entire area was out of power), but they gave me great recommendations on things to do while the power was being worked on. anyway questions or concerns we had were all responded to in a timely manner. i would highly recommend anyone who is looking for a place to stay in tulum to come here. there’s a lot of places nearby that are walking distance. all the shops & nightlife places are also a very short driving time, & also bike accessible! honestly a 10/10 i would highly recommend!

We chose this property for its vibes, and it delivered. The expectations set by the pictures were fully met. If I were to point out a problem, it would be that the apartment was so good we wanted to stay there all the time rather than go out. Aldea Zama is our favorite area in Tulum, and this has been the best place we’ve stayed at so far.

We had a great stay overall. The bed was very comfy! The rooftop pool was better in person. The blue light in the plunge pool did not come on and we couldn’t figure out how to make it light up, but everything else was lovely. Thank you for having us

Gabriela is an incredible host- far exceeded expectations! The condo was just like the photos and very clean. It’s in a developing neighborhood with some fantastic nearby restaurants within a short walking distance. There is construction on the street which the host mentions in the posting. It can be noisy most days (except Sunday) but we just put our headphones on and still enjoyed the outdoor spaces. One minute away is a small Cenote! And at least 3 others within travel distance on bikes or a scooter. It is about a 20 minute bike ride to the beach. You can walk to downtown Tulum (15 mins?) from the condo, some directions will lead you through some quite impoverished areas to get there. However, Tulum feels extremely safe and welcoming at all times. We loved our visit and our stay! Immerse yourself in the Mexican culture and you will love it too!

Nous avons adoré ce logement juste à côté de la piscine. Déjeuner ou manger sur la terrasse avec toute la végétation autour et la vue sur la piscine est tellement agréable! L'appartement très propre et le complexe bien entretenu (la piscine nettoyée 2/jour!). Le logement comporte tout le nécessaire pour un court ou long séjour, le lit est confortable et la cour arrière avec le BBQ un plus. À distance de marche d'un grand supermarché, et de plusieurs bars ou restaurants. Finalement Lily est très réactive pour répondre gentiment à toutes nos questions ou nos besoins d'aide!

My friends and I stayed for two days. Lilian allowed us early check-in and late check-out. The home was clean and extremely beautiful. Anthony was very helpful and took care of our needs. We were able to rent ATVs that were brought to us all thanks to this amazing team. Throughout my stay I felt safe and relaxed. I visited the onsite amenities like the pool, the cenote, and the cafe. The location was perfect because it was in between the resorts on the beach and the downtown of Tulum making it very walkable or better ATVable. I would definitely book with this team when I return to Tulum. Thank you for hosting an amazing home.

I have stayed here for more than a week and felt nothing but safe and satisfied. The place itself is actually bigger than I thought it’d be, but as what other reviews have said, it’s a lot of stairs. The apartment is located on the 3rd floor so expect a lot of climbing up and down whenever. Location wise, it’s so close to everything that you could possibly think of and we did enjoy a lot of local restaurants and cafe while staying here. The Tulum Centro and other places aren’t really as hard to reach either, just wing out your options. Javier and Leonardo were both very responsive and helpful each time we bring up a concern or question. Both were very hands on and helpful.

Loved this location. Even with construction happening outside our window, the place was comfortable, clean, and in a great location. It's right next door to the police station, walking distance to places to grab food, close to the grocery store, and a quick ride to the beach club zone. I loved being close enough to experience that area, but also not stuck inside the constant evening thumping of the beach zone. Enjoyed our stay, hosts were quick to solve anything that popped up. Would stay again.
